The purpose of this district is to provide retail shopping and
service facilities that serve the needs of the general community and
are located on arterial and collector streets in appropriate locations
to allow convenient access and to minimize traffic impacts on neighborhoods
and local streets.

1. In the C-1 Highway Commercial District, only the following uses are
authorized:
A. Permitted uses:
(1)
Principal uses:
(a)
Automobile service station.
(b)
Bakery, candy or ice cream shop, including processing primarily
for on-site sale.
(e)
Business or professional offices.
(f)
Catering service, including rental hall.
(k)
Day-care center or preschool facility in a place of worship
or school.
(m)
Dry-cleaning pick-up store.
(aa)
Place of worship/places of assembly.
(cc)
Public utility building or structure.
(dd)
Residence in combination with business.
(ii)
Temporary use or structure, other than a construction trailer, model home or sales office, subject to §
27-1905.
(jj)
Vehicle accessories sales and installation.
(kk)
Vehicle rental, sales and service.
(mm)
Oil and gas pipelines and temporary water pipelines, subject to §
27-1413.
(nn) Massage parlor.

1. In the C-1 Highway Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
13:
A. Minimum lot area:
(1)
Multifamily dwellings: one acre (43,560 square feet).
(2)
All other uses:
(a)
Without public sewers: one acre (43,560 square feet).
(b)
With public sewers: 0.5 acre (21,780 square feet).
B. Minimum lot width: 100 feet.
C. Maximum lot coverage: 40%.
D. Minimum front yard: 25 feet.
E. Minimum rear yard:
(1)
All principal and accessory structures:
(a)
Adjoining any R District: 40 feet.
(b)
Adjoining all other districts: 20 feet.
F. Minimum side yard:
(1)
All principal and accessory structures:
(a)
Adjoining any R District: 40 feet.
(b)
Adjoining all other districts: 10 feet.
G. Maximum dwelling unit density: 12 units per acre.
H. Minimum distance between buildings: (where two or more buildings
are on the same lot): 20 feet.

K. Maximum height:

All principal structures: four stories maximum.

All Accessory structures: one story, but no more than 15 feet.
