The purpose of this district is to encourage development of
light industrial uses in appropriate locations in the Township, consistent
with sound planning and environmental controls.

1. In the I-1 Industrial District, only the following uses are authorized:
A. Permitted uses:
(1)
Principal uses:
(a)
Automobile service station.
(b)
Business or professional offices.
(c)
Cleaning and dyeing plant.
(h)
Day-care center or preschool facility in a place of worship
or school.
(k)
Food and related products, packaging, storage and distribution.
(n)
Landscaping contractor/landscaping supply.
(o)
Light manufacturing, provided that all storage and operations
are within a completely enclosed building.
(p)
Medical marijuana grower/processor.
(q)
Mini-warehouse or self-storage facilities.
(r)
Mobile home sales, service and storage.
(s)
Packaging and delivery services.
(u)
Public utility building or structure.
(w)
Research and development, including pilot manufacturing.
(cc) Temporary use or structure, other than a construction trailer, model home or sales office, subject to §
27-1905.
(ee) Warehousing and distribution.
(gg) Oil and gas pipelines and temporary water pipelines, subject to §
27-1413.
(jj) Small wireless communications facility and accessory equipment on a wireless support structure, subject to §
27-2100 et seq.

Accessory uses:

No-impact home-based business.
(b)
No-impact home-based business or home occupation in a dwelling
that is a nonconforming use.
(c)
Off-street parking and loading, subject to Part
15.
(d)
Other accessory uses customarily incidental to and on the same
lot with any permitted use, conditional use or use by special exception
authorized in this district.

Retail sales of products produced on-site.
(f)
Temporary construction trailer or sales office, subject to §
27-1407.
B. Conditional uses:

Active recreation, low-impact.

Coal mine adjunct facilities.

Coal mine facilities, underground.

Compressor stations and processing plants.

Certified water storage facilities and MLVTs.

Storage depot(s) and truck staging area(s).

Re-entry related operations.

Impoundments (fresh water, re-use/waste water).
C. Uses by special exception:

Communications antenna mounted on an existing building or on
an existing public utility storage or transmission structure.

Truck and heavy equipment rental, sales and service.

1. Minimum lot area:
A. Without public sewers: one acre (43,560 square feet).
B. With public sewers: 0.5 acre (21,780 square feet).
2. Minimum lot width: 100 feet.
3. Maximum lot coverage: 50%.
4. Distance between buildings: (where two or more buildings occupy the
same lot): 40 feet.
5. Maximum building length: 400 feet.
6. Minimum front yard: 50 feet.
7. Minimum rear yard:
A. Principal structures:
(1)
Adjoining any R District: 100 feet.
(2)
Adjoining all other districts: 50 feet.
B. Accessory structures: 30 feet.
8. Minimum side yard, principal structures:
A. Adjoining any R District: 100 feet.
B. Adjoining all other districts: 20 feet.
C. Accessory structures: 20 feet.
