The Zoning Map dated April 15, 2022, attached to and a part of this section is hereby adopted.

A. Zoning district boundary lines are intended to follow the right-of-way lines of streets and railroads, the center lines of rivers, streams and other waterways, municipal boundary lines, and lot or property lines as they exist on lots of record at the time of enactment of this chapter unless otherwise indicated by specific dimensions or notations on the Zoning Map.
B. Any dimensions shown on the Zoning Map are in feet and are measured horizontally and, when measured from a street, are measured from the street right-of-way line.
C. Where a zone boundary falls within 20 feet of a lot line existing at the time of the adoption of the first Zoning Map in the Borough showing the placement of the zone boundary at that location, then said lot line shall be considered the zone boundary.
D. The zoning standards, controls and designations apply to every structure, lot and use within each zoning district, and the zoning district boundary lines extend vertically in both directions from ground level.
E. Regulations for flood damage prevention in Article
IV shall supersede the zoning regulations otherwise applicable wherever a conflict exists.
