This chapter shall be known as the "Development Regulations
Ordinance of the City of Orange Township."

The development standards Chapter
210, Development Regulations Ordinance City of Orange Township, establishes regulations and procedures for new development in the City of Orange Township. This chapter is composed of articles listed in the table of contents.

The following information provides guidance on how the Development
Regulations Ordinance of the City of Orange Township is organized
and should be used.
This chapter utilizes both a land use classification (the zones)
AND a building type classification to categorize development throughout
the City. Proposed development must comply with BOTH standards or
seek relief by way of a variance or a waiver.
This "how to" section is NOT a part of the ordinance and is
for advisory purposes only.

This document (Zoning map, Zone descriptions, Permitted uses and Building typologies) replaces Article
IV of the existing Development Regulations Ordinance of the City of Orange Township. Other articles in the ordinance shall be amended to complement the new Article
IV.

It is the intent and purpose of this chapter to:
A. Encourage appropriate use or development of land in a manner which
will promote the public health, safety, morals and general welfare.
B. Secure safety from fire, flood, panic and other natural and man-made
disasters.
C. Provide adequate light, air and open space.
D. Ensure that the development of the City of Orange Township does not
conflict with the development and general welfare of neighboring municipalities,
the county and the state as a whole.
E. Promote the establishment of appropriate population densities and
concentrations that will contribute to the well-being of persons,
neighborhoods and the community as a whole, as well as the preservation
of the environment.
F. Encourage the appropriate and efficient expenditure of public funds
by the coordination of private and public development with the Land
Use Plan of the City of Orange Township.
G. Provide sufficient space, in appropriate locations, for a variety
of residential, recreational, commercial and industrial uses and open
spaces, both public and private, according to their respective environmental
requirements in order to meet the needs of all citizens.
H. Promote a desirable visual environment through creative development
techniques and good civic design and arrangements.
I. Encourage the location and design of transportation routes, which
will promote the free flow of traffic, while discouraging the location
of such facilities and routes, which result in congestion or blight.
J. Promote the conservation of historic sites and districts, open space
and valuable natural resources and prevent urban sprawl and degradation
of the environment through improper use of land.
K. Encourage the best features of design in public and private development.
L. Encourage affordable and market rate housing construction consistent
with provisions permitting the City of Orange Township to meet the
broad spectrum of its housing needs.
M. Encourage coordination of the various public and private procedures
and activities sharing land development with a view toward lessening
the cost of such development and toward the more efficient use of
land.
N. Promote the conservation of energy through the use of planning practices
designed to reduce energy consumption and to provide for maximum utilization
of renewable energy sources.
