The main purpose of this district is to provide for and maintain high-density residential development, in the form of townhouses. Secondary purposes are to provide for detached and semidetached housing types, to establish appropriate open spaces and provide for uses by special exception.
A building may be erected, altered or used and a lot may be used for only one or more of the following uses:
A. 
All uses permitted by right in the R-2 Residential District.
B. 
Single-family attached dwelling (townhouse).
The following uses shall be permitted only by special exception, subject to Articles XXI and XXVI.
A. 
Residential conversion, subject to § 395-151E.
All accessory uses and structures permitted in the R-1 District, except small recycling facilities.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Single-family detached: As permitted in § 395-28A of the R-2 District.
B. 
Single-family semidetached dwelling: As permitted in § 395-28B of the R-2 District.
C. 
Two-family detached dwelling (detached duplex): As permitted in § 395-28C of the R-2 Residential District.
D. 
Single-family attached dwelling (townhouse):
(1) 
Lot area: 2,000 square feet.
(2) 
Lot width: 20 feet.
(3) 
Front yard: not less than that for existing dwellings on same block; 15 feet where there are no existing dwellings on same block.
(4) 
Side yard: 10 feet at end of row.
(5) 
Rear yard: 25 feet.
(6) 
Units in row: six, maximum.
(7) 
Building coverage: 60%, maximum.
(8) 
Impervious surface: 80%, maximum.
(9) 
Building height: 35 feet, maximum.
(10) 
Separation distance: 25 feet between buildings.
