The owner of the manufactured/mobile home shall be responsible
for proper maintenance and repair of the manufactured/mobile home
and property that is part of the lease in compliance with this Part,
the IPMC, and other applicable ordinances and construction codes adopted
by the Township.

1. Vacant structures and vacant land shall be maintained in a clean,
safe, and sanitary condition, and vacant structures shall be secured
to avoid an attractive nuisance for children.
2. If a manufactured/mobile home is not habitable and is not actively
under repair or awaiting issuance of permits, it shall be removed
from the MHP within three months.

1. An owner or authorized agent who intends to construct, enlarge, alter,
repair, or change the occupancy of a residential building or manufactured/mobile
home or erect install, enlarge, alter, repair remove, convert or replace
an electrical, gas mechanical or plumbing system regulated by the
Uniform Construction Code shall first apply to the Code Administrator
and obtain the required permit.
2. All repairs, alterations, modifications to any manufactured/mobile
home must be in accordance with one of the following:
A. Manufacturers recommended standards;
B. NFPA 501 Standard on manufactured Housing (2017 edition); or
C. Uniform Construction Code Standards (2015 edition).
