The intent of the Mixed Use Industrial Residential District is to support existing industrial uses and entice new industry and industrial-related business into an area of the Village that has historically seen a mixture of industrial and residential uses existing in close proximity while preserving the viability and vitality of the residential uses. The zone will include all parcels abutting the southerly boundary of Barlow Street west of South Main Street.
Permitted uses in the Mixed Use Industrial Residential District shall be as follows:
A. 
One-family dwelling.
B. 
Two-family dwelling.
C. 
Professional resident-office in one-family dwelling.
D. 
School.
E. 
Home occupation.
F. 
Residential accessory use.
Permitted uses in the Mixed Use Industrial Residential District upon the issuance of a special permit shall be as follows:
A. 
Enclosed manufacturing industries.
B. 
Enclosed warehouse or wholesale.
C. 
Public utility.
D. 
Enclosed service and repair.
E. 
Machinery and transportation equipment, sales, service and repair.
F. 
Enclosed industrial process, service and produce packaging.
G. 
Freight or trucking terminal.
H. 
Contractor's yard.
I. 
Public garage.
J. 
Parking.
K. 
Car wash.
L. 
Retail store.
M. 
Retail service.
N. 
Business office.
O. 
Restaurant; bar.
P. 
Hotel; motel.
Q. 
Religious institution.

Other industrial uses upon the finding that such use is of the same general character as those permitted and will not be detrimental to other uses within the district or to adjoining areas.
A. 
Area, yard and bulk requirements for the Mixed Use Industrial Residential District shall be as follows:
(1) 
Minimum lot area: 6,000 for single-family residential; 10,000 square feet for two-family residential; 20,000 square feet all others.
(2) 
Minimum lot frontage: 50 feet for single-family residential; 100 feet for all others.
(3) 
Minimum lot depth: 125 feet.
(4) 
Minimum front yard: 10 feet.
(5) 
Minimum rear yard: 10 feet.

Industrial use abutting residential uses: 80 feet.
(6) 
Minimum side yards: 10 feet.
(a) 
Industrial use abutting residential uses: 80 feet.
(7) 
Maximum coverage: 25% for one- and two-family dwellings; 60% for all other uses.
(8) 
Maximum building height: two stories or 40 feet, whichever is less.
B. 
Supplemental regulations.
(1) 
Supplementary regulations are as set forth in § 230-49.7 and Article XVII hereof.
(2) 
Site plan approval is required.
