A. 
In R Residential Districts, those structures permitted which are not residential in nature may be increased in height to 60 feet when front and rear yards are increased in depth and side yards are increased in width 1/2 foot for each foot that the structure exceeds the height limitations established for such districts.
B. 
In Business and Commercial-Industrial Districts, all structures permitted may be increased in height to 70 feet when front and rear yards are increased in depth and side yards are increased in width 1/2 foot for each one foot that the structure exceeds the height limitations established for the districts.
C. 
In all districts, chimneys, cooling towers, elevator bulkheads, fire towers, gas tanks, grain elevators, solariums, penthouses, stacks, stage towers, or scenery lofts, tanks, water towers, ornamental towers or spires, wireless or radio towers and necessary mechanical appurtenances may be erected in excess of height limitations, provided they conform with other ordinances of the Village of Forrest.
A. 
The side and rear yard requirements for dwellings shall be waived when dwellings are erected above stores or shops.
B. 
Where the B or C Districts abut on a residence district, a side yard or rear yard of four feet shall be required on that side of the lot abutting the residence district.
C. 
Every part of a required yard shall be open from its lowest point to the sky unobstructed, except for the projection of sills, belt courses, cornices, and ornamental features not to exceed four inches; provided, however, that open balconies and cornices may project into a front yard not more than four feet.
D. 
A front yard may include a one-story porch, unenclosed, except for a railing not over three feet in height, and screening.
E. 
Vision clearance shall be provided on all corner lots to promote traffic safety.

The following are special uses in all districts: telephone exchange, electric or other substation, dam, generator station, similar public utility, or other use or uses, or buildings or structures, which serve the public convenience, safety or welfare.

The following are special uses in B and C Districts:
A. 
House trailers and house cars for living purposes for periods not to exceed four weeks without authority to renew.
B. 
Tourist homes, with housing of transients limited to the principal structure.
C. 
Temporary (two-week maximum) trailer and tourist camps and trailer parks, subject to all sanitary provisions of the Illinois State Board of Health and existing ordinances of the Village of Forrest.
D. 
Isolation hospitals, penal institutions, and residential mental health care facilities.
E. 
Amusement parks and drive-in theaters.
F. 
Airports.
G. 
Open air automobile and trailer sales lots.
H. 
Sewage disposal or treatment plants or refuse dumps.
I. 
Garbage disposal plants or dumps.
J. 
Automobile wrecking yards.
K. 
Veterinary establishments.
