In approving
said subdivision, the Planning Board may waive or vary any of its
standard requirements, including but not limited to concrete gutters,
storm sewers, public roads and public water systems, if, in its opinion,
the size of the lots, the drainage and the available water, well or
otherwise make them unnecessary.
The Planning
Board shall require that any said tract shall have tract restrictions
duly filed on record and that the lots, once laid out and approved,
may not be further resubdivided.
Any subdivision
approved under the provisions of this article shall in all other respects
comply with the Subdivision Rules and Regulations of the Town.[1]
