The following building standards shall apply to all new residential construction occurring within the Township.
A.
Attached garages.
(1)
Openings from garages into a room used for sleeping purposes are strictly forbidden. Other openings between the garage and residence shall be equipped with solid wood doors not less than 1 3/8 inches thick, or equivalent, such as insulated steel.
(2)
The garage shall be completely separated from the residence and its attic area by means of 1/2 inch gypsum board, fully taped and spackled, or equivalent, applied to the garage side.
(3)
Garage floors shall be of noncombustible material, and shall be set at an elevation four inches minimum below that of any adjoining living space. The area of floor used for the parking of motor vehicles shall be sloped to either a floor drain or main vehicle entry doorway.
B.
Smoke detectors.
(1)
Smoke detectors shall be installed outside of each separate group of sleeping areas and on each additional story of the dwelling, including basements, but not including crawl spaces and uninhabitable attics. In split-level dwellings, a smoke detector need only be installed on the upper level, provided the lower level is less than one full story below the upper level, except that if there is a door between levels, then a smoke detector shall be installed on each level. Smoke detectors shall be installed outside of sleeping areas of split level dwellings in all cases. All detectors shall be connected to a sounding device or other detectors to provide, when actuated, an alarm which will be audible in all sleeping areas. All detectors shall be UL approved and listed, and shall be installed in accordance with the manufacturer's instructions.
(2)
Smoke detectors shall receive their primary power either directly or indirectly from the building wiring.
C.
Emergency egress.
(1)
Each sleeping room shall have at least one operable window or exterior door. These must be operable from the inside without the use of separate tools. Where windows are provided as the means of egress, they shall have a sill height of not more than 44 inches above the floor. All windows must have a minimum net clear opening of 5.7 square feet. The minimum net clear opening height shall be 24 inches. The minimum net clear opening width shall be 20 inches.
(2)
The required main residential exit door shall be a side hinged door and not less than three feet in width and six feet eight inches in height.
