Manufactured home parks may be located in a district as prescribed by the city zoning ordinance (chapter 14).

Each manufactured home park shall be located on a well-drained site, properly graded to ensure rapid drainage and freedom from standing pools of water.

Manufactured home spaces in each manufactured home park shall be provided consisting of a minimum of 1,800 square feet for each space, which shall be at least 25 feet wide and clearly defined.

Manufactured homes shall be so harbored on each space within a manufactured home park that there shall be at least 12 feet of clearance between manufactured homes; provided, however, that, with respect to manufactured homes parked end-to-end, the end-to-end clearance may be less than 12 feet but shall not be less than ten feet. No manufactured home shall be located closer than 12 feet to any building within the park or to any property line boundary bounding the park.

It shall be unlawful for any person operating a manufactured home park or occupying a manufactured home to construct or permit to be constructed in such park or in connection with such manufactured home any additional structure, building or shelter in connection with or attached to a manufactured home; except, however, awnings of canvas or metal, suitably constructed, may be attached to a manufactured home.

Off-street parking facilities in the ratio of one space for each manufactured home space shall be provided in each manufactured home park.

All manufactured home spaces within a manufactured home park shall abut upon a driveway as provided in section 3.11.002.

The owner and operator of a manufactured home park shall be responsible for the construction, maintenance, repair and surfacing and the grading and clearing of all roads, roadways, and driveways located within the manufactured home park.

Each manufactured home park shall provide an electrical outlet supplying at least 110 volts for each manufactured home space.

All owners and operators of manufactured home parks will have responsibility for collecting all utility fees and charges assessed by the city and for payment of the such fees and charges on a timely basis as required by this code and billings as sent by the city.
