In the F local retail district, no building or land shall be used and no building shall be hereafter erected or structurally altered which is arranged or designed to be used for other than one or more of the following uses:
(1) 
Any use permitted in any of the foregoing dwelling districts.
(2) 
Antique shop.
(3) 
Auto parking lot (commercial), no repairs or sales permitted.
(4) 
Bakeries, delicatessens, or candy stores when the entire product is to be sold at retail on the premises and when less than six persons are employed.
(5) 
Bank.
(6) 
Barbershop.
(7) 
Beauty shop.
(8) 
Gasoline filling station, no repairs or automobile storage permitted.
(9) 
Gift shop.
(10) 
Ice delivery station.
(11) 
Laundry, self-service, automatic, home, washateria, etc., provided that all drying is done within the building and that no machine in excess of a ten-pound capacity will be permitted, and further provided that adequate off-street parking is made available.
(12) 
Frozen food lockers.
(13) 
Offices and office buildings, including those of charitable, religious, social, veterans’ and welfare organizations.
(14) 
Retail stores and other shops for custom work or the making of articles to be sold at retail on the premises and the repair thereof, provided that no secondhand goods store will be permitted.
(15) 
Retail pressing, dyeing and cleaning shops where less than six persons are employed.
(16) 
Sandwich shop, no drive-in or curb service permitted.
(17) 
Studio.
(18) 
Tearoom.

In the F local retail district, there shall be a front yard along the front line of the lot. The depth of such front yard shall be 15 feet. On a corner lot, a yard along a side street shall not be deemed a front yard. On a fractional lot in the rear of a corner lot, the front yard shall conform to the side yard requirements of the corner lot.

In the F local retail district, there shall be a rear yard along the rear line of the lot. The minimum depth of such rear yard shall be 20 feet. Half the width of an alley may be included in computing the depth of the rear yard. On a fractional lot backing up against the side yard of another lot, the depth of the rear yard may be reduced to 15 feet.

In the F local retail district, when used for dwellings or apartments, there shall be a side yard along each line of the lot other than a front or rear line. The minimum width of the side yard shall be five feet from property lines. No part of an alley shall be allowed as part of a side yard. No side yards are required for business buildings unless a lot abuts upon the side of a lot zoned for dwelling purposes, in which event there shall be a side yard of not less than five feet. If a side yard is provided for a business building, such side yard shall not be less than three feet.

The minimum average width of a lot in the F local retail district shall be 50 feet for a dwelling or an apartment house.

The minimum area of an interior lot in the F local retail district shall be 5,000 square feet for a one-family dwelling or 6,000 square feet for a two-family dwelling; and for apartment houses or buildings arranged or designed for more than two families, the minimum area of an interior lot shall be 6,000 square feet plus 500 square feet for each family in excess of two. The minimum area of a corner lot shall be 3,000 square feet for a one-family dwelling or 5,000 square feet for a two-family dwelling; and for apartment houses or buildings designed for more than two families, the minimum area of a corner lot shall be 5,000 square feet plus 500 square feet for each family in excess of two. No minimum lot area is required for business buildings.

In the F local retail district, when used for dwellings and apartment houses, no building shall cover more than 40 percent of the lot area.

The height of dwellings in the F local retail district shall not exceed 35 feet above average finished grade or 2-1/2 stories. One-family dwellings or two-family dwellings may be increased in height not more than ten feet when two side yards of not less than 15 feet each are provided. Such dwellings, however, shall not exceed three stories in height. A building other than one-family dwellings and two-family dwellings may be erected to a height not exceeding 75 feet when the required side yards are increased an additional foot for each foot such building exceeds 25 feet in height.
