In the I commercial district, no building or land shall be used and no building shall be hereafter erected or structurally altered which is arranged or designed to be used for other than one or more of the following uses:
(1) 
Any use permitted in any of the foregoing districts.
(2) 
Armature winding.
(3) 
Bakeries.
(4) 
Bus terminal.
(5) 
Candy manufacture.
(6) 
Coffee roasting.
(7) 
Dance hall.
(8) 
Electroplating.
(9) 
Funeral home.
(10) 
Galvanizing.
(11) 
Laundry.
(12) 
Storage warehouse.
(13) 
Wholesale houses, sales, office and storage.
(14) 
Any use not included in any other district, provided such use is not noxious or offensive by reason of the emission of odor, dust, smoke, gas, fumes, noise or vibration. No kind of manufacture or treatment not listed in this section shall be permitted in an I district other than the manufacture or treatment of products clearly incidental to the conduct of a business on the premises.

In the I commercial district, there shall be a front yard along the front of the lot for dwellings. The minimum depth of such front yard shall be 15 feet. On a corner lot, a yard along a side street shall not be deemed a front yard. On a fractional lot in the rear of a corner lot, the front yard shall conform to the side yard requirements on a corner lot. No front yard shall be required for buildings other than dwellings.

In the I commercial district, there shall be a rear yard along the rear line of the lot. The minimum depth of such rear yard shall be 20 feet for dwellings and ten feet for other buildings. Half the width of an alley may be included in a rear yard. On a fractional lot backing up against the side of another lot, the depth of the rear yard may be reduced to 15 feet for dwellings.

In the I commercial district, there shall be a side yard along each line of the lot other than a front or rear line for dwellings. The minimum width of the side yard shall be five feet. No part of an alley shall be allowed as part of a side yard. No side yards are required for buildings other than dwellings. If a side yard is provided for buildings other than a residence, such side yard shall not be less than three feet.

The minimum average width of a lot in the I commercial district shall be 50 feet for dwellings.

The minimum area of an interior lot in the I commercial district shall be 13,000 square feet for a one-family dwelling. The minimum area of a corner lot shall be 3,000 square feet for a one-family dwelling and 5,000 square feet for a two-family dwelling. No specific lot area per family is required for apartments; provided, however, that no floor of any building on which apartments are located shall cover more than an area equal to 60 percent of the lot area. No minimum lot area is required for buildings other than dwellings.

For dwellings in the I commercial district, no building shall cover more than 40 percent of the lot area.

The height of one-family dwellings in the I commercial district shall not exceed 45 feet or three stories. The height of apartments shall not exceed 100 feet or eight stories. The height of buildings other than dwellings and apartments shall not exceed 150 feet, except that any such building or portion thereof may be erected higher than the limit, provided such portion is set back from each building line one foot for each four feet above such limit.
