The Planned Districts are subject to all provisions of the Zoning
Ordinance if they are not expressly stated in the text of the particular
planned district. Section 405.090(D), “M-3” Planned Industrial
District, governs the minimum requirements for an application under
this Section of the Zoning Ordinance. Applications, ordinances, legal
descriptions, exhibits, and plans can be made available by contacting
the City of Arnold. Upon adoption of an ordinance establishing a Planned
District, a lower case letter of the alphabet will be assigned to
the district. The following is a summary of site-specific district
regulations. Full ordinances can be provided upon request.

1. Description
Of Property. Descriptions of property can be found on file in the
City offices.
2. The "M-3"
zoning shall be restricted to the area presently zoned "C-2" Commercial.
3. An "M-3"
Planned Industrial Development Permit shall be submitted and approved
within one (1) year of the date of the approval of the ordinance.
4. The property
shall remain under single ownership.

1. Description Of Property. Descriptions of property can be found on

2. Permitted Land Uses And Developments. Except as may be further restricted
or prohibited by other provisions of this ordinance, the following
land use may be established and operated on the property:
a. Golf
Course and Driving Range Clubhouse, parking area, driveway, and putting
green.
3. Off-Street Parking Requirements.
a. Paved
off-street parking, as defined by the Zoning Ordinance of the City
of Arnold, Missouri, shall be provided on the same premises. Equal
to one percent (1%) of the total area of land in such Golf Course
and one (1) per Driving Range Tee Box.
4. Yard Space And Set Back Requirements.
a. No structure
shall be erected within forty-five (45) feet of a public right-of-way.
b. Not more
than twenty-five percent (25%) of the total area lot shall be covered
by all of the structures.
c. No structure
shall be within fifteen (15) feet of a Residential Zoned District.
5. This property shall be developed in conformance with the plans and
specifications submitted and as approved by the Planning Commission
and City Council. A copy of said plans are filed for record in the
Office of the Planning Commission and are incorporated herein by reference.
6. Additional Limitations And Provisions.
a. Construction
shall begin within one (1) year from the date of the passage and approval
of this ordinance.
b. All improvements
necessary to the proper operations and functions of related on-site
and off-site improvements must be constructed, installed by the developer
and approved by the Department of Public Works, or a performance bond
or escrow shall be posted covering the estimated cost of the improvements
shall be approved by the City Council, prior the approval of the "M-3"
Development Permit.
