(a) 
The purpose of the site development plan is to provide sufficient data to determine compliance with the town’s regulations and requirements for nonresidential development. The site development plan/preliminary and final plats shall follow those additional guidelines outlined in article 10.02 of this Code of Ordinances.
(b) 
With the submission of the site development plan, the applicant or his authorized agent must submit site plan maps and supporting data to the planning commission, which shall include the information required by this division.

The applicant or his authorized agent shall submit the following:
(1) 
Location of site, computed acreage or square footage, current names and addresses of developer, owners of record, and abutting landowners and project name if applicable.
(2) 
Name and address of the person or firm preparing the map (which must be prepared and stamped by a registered land surveyor or registered professional engineer), the scale of the map, north arrow and date. Name and address of the persons or firm preparing other data and information if different from the preparer of the map.
(3) 
The boundary lines of the area included in the site, including angles or bearings of the lines, dimensions and the lot area.
(4) 
The existing grades, drainage systems, structures and topographic contours at intervals not exceeding two feet with spot elevations where grade is less than 3%.
(5) 
The shape, size, height and location of existing structures located on the site and within 200 feet of the site, including all driveways.
(6) 
All easements and rights-of-way.
(7) 
Natural features such as streams, marshes, lakes or ponds and manmade features such as, but not limited to, existing roads and structures indicating which of such features are to be retained and which are to be removed or altered.
(8) 
Abutting properties with approximate location of the structures thereon, including access roads.
(9) 
The size and location of all existing public and private utilities and all existing landscaping, including the location and size of existing public utilities that are located off-site with which connection is planned or located within 100 feet of the site.
(10) 
A vicinity sketch (1 inch equals 1000 feet) showing the location of the site in relation to the surrounding public street system and the zoning districts and boundaries for the site and within 2,000 feet of the site. The one-hundred-year flood elevation contour shall be included within floodplains.
(11) 
Location of all existing trees and tree masses.

The applicant or his authorized agent shall submit the following:
(1) 
On a scale of one inch equals 20 feet, proposed grades, drainage systems, structures and topographic contours at intervals not exceeding two feet with spot elevations where grade is less than five percent (5%).
(2) 
The shape, size, height and location of the proposed structures, including expansion or other exterior alteration of existing buildings.
(3) 
Proposed streets, driveways, parking spaces, sidewalks, and curbs with indication of direction of travel for one-way streets and drives and inside radius of all curves. The width of streets, driveways and sidewalks and the total number of parking spaces must be shown. In addition, loading spaces and facilities associated with the structures on the site must be shown.
(4) 
The size and location of all proposed public and private utilities, as well as fire hydrant locations (250 feet from major structures).
(5) 
The location, type and size of all proposed landscaping and screening.
(6) 
Exterior lighting plan.
(7) 
A storm drainage plan, including plans for retention and slow release of stormwater where necessary.
(8) 
A circulation plan of the interior of the lot showing provisions for both auto and pedestrian circulation. An access plan showing means of access to the site and proposed changes to existing public streets, including any traffic-control devices necessary in conjunction with the site development plan.
(9) 
Construction drawings, including but not limited to pavements, walks, steps, curbing and drainage structures.
(10) 
Open spaces, green areas and landscaping, tree protection plans, and any land dedication if applicable.
(11) 
Proposed signage; specifications must follow article 3.13 of this Code of Ordinances.
(12) 
Facade plan which shows the proposed exterior building materials and the general color scheme of the building exterior.
(13) 
Proposed name of business.
(14) 
Front, rear, and side yard building setback lines.
(15) 
Sanitation: dumpster pad and/or compactor locations.

The applicant or his authorized agent shall submit documents in the following format:
(1) 
Sheet size 24" x 36" maximum.
(2) 
Scale not less than 1 inch equals 100 feet.
(3) 
Six prints of each plan sheet (blue or black line).
(4) 
Adequate space for planning commission and town council action to be recorded and dated.

The planning commission may require such additional information as it deems necessary in order to impose the regulations contained herein, including but not limited to a traffic impact analysis.
