(a) 
Subdivision plat and site plans.
(Fees are payable with application.)
(1) 
Pre-application or pre-design conference, if requested.
This fee shall be based on 20 percent of the close projected total fee for the activity being applied for and not to be less than $150.00 nor more than $2,000.00. This fee shall be credited toward the next fee when due. No refunds if applicant fails to consummate project.
(2) 
Any subdivision plat or resubdivision plat.
(A) 
Preliminary plat:
$700.00 plus $20.00 per residential lot for the first 10 lots and $7.50 for each additional lot, plus $25.00 per acre for areas not platted into residential lots.
(B) 
Subsequent and/or final plat review:
$400.00 plus $10.00 per residential lot for the first 10 lots and $7.50 for each additional lot, plus $25.00 per acre for areas not platted into residential lots.
(3) 
Multifamily and nonresidential site plan.
(A) 
Preliminary site plans:
$700.00 plus $25.00 per unit for multifamily and/or $50.00 per acre for nonresidential.
(B) 
Subsequent and/or final site plan review:
$400.00 plus $20.00 per unit for multifamily and/or $50.00 per acre for nonresidential.
(b) 
Inspection fees.
The inspection fee is in addition to any other fees listed herein. The inspection fee will be two percent of the certified construction costs of the land development for new subdivisions or any resubdivision. Inspection fees are to be paid half of the estimated amount upon approval of the final plat or site plan and the balance based upon the certified construction costs before work commences.
(c) 
Landscaping fees.
(Fees are payable before work on the project commences.)
(1) 
$25.00 for single-family lot.
(2) 
$15.00 per unit for multifamily development.
(3) 
$150.00 per acre for all nonresidential development.
(d) 
Minor plats or replats.
When a person, firm or corporation owns up to five lots and desires to replat together, or has less than five acres, the fee shall be:
(1) 
Preliminary plat: $50.00 plus $5.00 per lot.
(2) 
Final plat: $25.00.
(a) 
Board of adjustment appeal: $50.00.
(b) 
Variance request: $50.00.
(c) 
PD general development plan: $250.00 base plus $25.00 per acre per application.
(d) 
PD detailed development plan: $500.00 base plus $50.00 per acre per application.
(e) 
Zoning change (including PD): $500.00 base plus $50.00 per acre per application (waived when submitted concurrently with a PD detailed development plan).
(f) 
Special use permit: $300.00 per application (waived for churches and nonprofit organizations).
(g) 
In the case of phased submissions, the planning and zoning commission may approve phased fee payments as deemed appropriate to the specific situation.
