Any building or premises within the “I” - Industrial
District may be used for any purpose not in conflict with any ordinance
of the city, provided that no building or occupancy permit shall be
issued for any of the following uses until and unless the location
of such use shall have been approved by the city council following
a recommendation by the planning commission:
(1) Cement or lime manufacture.
(3) Explosives manufacture or storage.
(5) Garbage, offal or dead animal incineration, reduction or dumping.
(6) Junkyards or automobile wrecking yards.
(8) Slaughter and dressing of animals (not including poultry and rabbits).

No building within the “I” - Industrial District
shall exceed a height of three (3) stories or forty (40) feet.

The following yard regulations shall apply within the “I”
- Industrial District.
(1) Front yard.
For uses permitted in the “I”
district [“R-2” district] the front yard requirement for
the “R-2” district shall apply. For additional uses permitted
in the “I” district the minimum depth of such front yard
shall be thirty (30) feet.
(2) Side yards.
For uses permitted in the “I”
district [“R-2” district] the side yard regulations for
that district shall apply. For additional uses permitted in the “I”
district no side yards are required except that on a corner lot the
side yard on a street side shall be twenty (20) feet.
(3) Rear yard.
For uses permitted in the “I”
district. [sic] For all other uses a rear yard is not required except
when it abuts upon an “R-1” or “R-2” district
in which case there shall be a rear yard of not less than ten (10)
feet.

For uses permitted in the “I” district [“R-2”
district] the minimum lot area and minimum lot width shall be the
same as in the “R-2” district. There are no minimum lot
area or lot width requirements for other uses.

The following parking regulations apply within the “I”
- Industrial District.
(1) The parking regulations for dwellings are the same as those in the “R-2”
district.
(2) Where any structure is erected, reconstructed, or converted for any
of the other uses permitted in this division, parking spaces shall
be provided in the ratio of not less than one (1) parking space for
each two hundred (200) square feet of floor space in the building,
which is used for the other uses permitted in this district. Such
parking space may be located on the same lot as the building or on
an area within three hundred (300) feet of the building. Two or more
owners of buildings may join together providing this parking space.
