This Chapter shall be known and cited as the “Smithfield
Township Zoning Ordinance.”

This Chapter is hereby adopted in accordance with the objectives
of the Comprehensive Township Development Plan designed to guide and
regulate the orderly growth and development of the community, promote
public health, safety and general welfare, provide for the most appropriate
use of land, protect the character and value of properties, preserve
the natural and scenic qualities of open land, prevent undue concentration
of population, and lessen traffic congestion on public roads and highways.

In the interpretation and the application of this Chapter, they
shall be held to be the minimum requirements for the promotion of
the health, safety, and general welfare. It is not intended to interfere
with or abrogate or annul other rules, regulations or ordinances,
provided that where this Chapter imposes greater restrictions upon
the use of buildings or premises, or upon the height or bulk of a
building, or requires larger open spaces, the provisions of this Chapter
shall control.

If any Part, Section, or provision of this Chapter or the location
of any district boundary shown on the Zoning Map that forms a part
hereof should be declared unconstitutional or invalid by the courts,
such decision shall not affect the validity of this Chapter or Zoning
Map as a whole or any part thereof other than the part so decided
to be unconstitutional or invalid.
