Permitted uses in an M district shall be all commercial uses permitted in C districts and all other commercial, manufacturing and other uses except the uses set forth in Section 18.46.030.

In an M district, the following uses shall be subject to the securing of a use permit in each case:
(1) 
All R district uses;
(2) 
Commercial excavation of stone or earth materials, distillation of bones, drilling for and/or removal of oil or gas; dumping, disposal, incineration or reduction of garbage, sewerage, offal, dead animals or refuse; fat rendering; hog raising; junkyards or wrecking yards; manufacturing of acid, cement, explosives, fireworks, fertilizer, gas, glue, gypsum, inflammable fluids or gases; refining of petroleum and its products; smelting of copper, iron, tin, zinc and other ores; stockyards and slaughterhouses; tanneries and other uses which might be objectionable by reason of production or emission of noise, offensive odor, smoke, dust, bright lights, vibration or involving the handling of explosive or dangerous materials.

Front yard requirements in an M district shall be none, except where frontage in a block is partially in an R district, in which case the front yard shall be the same as required in such R district.

Side yard requirements in an M district shall be none, except where the side of a lot abuts upon the side of a lot in an R district, in which case the abutting side yard shall not be less than five feet, and except where the street side of a corner lot abuts on an R district in which case the side yard on the street side shall be one-half the front yard required in such R district.

Rear yards in an M district shall be twelve feet; or five feet adjacent to an alley.

The regulations in this chapter for the M zoning district shall be applied to those lands zoned M on or before the effective date of the ordinance codified in this title. The M district has been superseded by new industrial zoning districts for future use. It is intended that no lands shall be rezoned M after the effective date of the ordinance codified in this title.
