The following uses shall be permitted in residential R-2 districts within the city, in addition to those uses permitted in residential R-1 districts:
A. 
Multiple-family dwellings containing not more than two living units, but not including hotels, motels or travel trailer parks with the exception that existing multifamily units over two units may be allowed as a permitted use;
B. 
Preschool educational facilities, duly licensed by the state;
C. 
Public schools for elementary and high school education;
D. 
Churches and church schools;
E. 
Public libraries, museums and municipal recreational uses;
F. 
Bed and breakfast inns, duly licensed;
G. 
Day care facilities, duly licensed; and
H. 
Accessory buildings and uses.

In a residential R-2 district:
A. 
The lot area for a one-family dwelling must be a minimum of 5,000 square feet;
B. 
The lot area for a multiple-family dwelling must be a minimum of 5,000 square feet;
C. 
The maximum number of living units in a multiple-family dwelling is two on any one lot or parcel;
D. 
Not more than 40% of the lot area may be covered by the main and accessory buildings; and
E. 
Off-street parking must be provided pursuant to the provisions set forth in Chapter 15.36, as amended.

A. 
The maximum height of any building located in a residential R-2 district must be not more than 35 feet.
B. 
The floor area of a one-family dwelling must be not less than 850 square feet on the first floor level above the ground. The total floor area requirement may be met by adding together the floor area of two or more levels, if:
1. 
The basement level is not more than 42 inches below the ground level; and
2. 
The first floor level above the ground has a floor area of not less than 600 square feet.
C. 
The floor area of each living unit in a multiple-family dwelling must be a minimum of 425 square feet with not less than 425 square feet on any one level.

A. 
In a residential R-2 district, all parking areas, and all driveways and alleys used for access to parking areas, for multiple-family dwellings must be paved pursuant to the provisions of this section. All parking areas and driveways must be paved. Only that portion of an alley which fronts on the property being developed and extending from there to the nearest street need be paved. Paving shall be done with asphalt paving materials, Portland cement concrete or other hard-surfaced materials constructed to standards acceptable to the city.
B. 
A centrally located, enclosed garbage collection point shall be provided for all multiple-family dwellings, including bulk collection handling facilities as may be required by the city.

A vacant lot in a residential R-2 district may be used for private gardening and playgrounds.
