There is hereby established a zone which shall hereinafter be
known as the "C-M commercial/manufacturing zone," and which shall
function and serve as set out in this chapter.

A. There
have evolved certain land uses which may be considered predominantly
general commercial in nature, but which may also involve wholesaling
and limited manufacturing. It is, therefore, the intent of the C-M
commercial/manufacturing zone to permit such uses in selected areas
of the city, either on suitable parcels wherein the permitted uses
under the C-M zone will not conflict with permitted uses on adjacent
property, or where a buffer may be desirable.
B. It
is further the intent of this title to supersede and replace the R-D
research and development zone and that properties heretofore designated
R-D are hereby converted and changed to C-M commercial/manufacturing
zone and subject to the conditions of this title.
C. Except as specifically provided in Chapter
18.54 of this title on nonconforming uses, any and all real property, premises or land in the C-M commercial/manufacturing zone shall be used for or occupied, and every building shall be erected, constructed, established, altered, enlarged, maintained and moved into or within such C-M commercial/manufacturing zones, exclusively and only in accordance with the provisions set forth in this chapter.
