Where a minimum lot width is specified, no primary building shall be erected on any part of a lot that has a width less than that specified in Parts 2 to 6, except as specified in Part 9B, ‘Minimum Lot Size,” and as permitted in Subsection 2 below.

Lane lots may be permitted on a tract of land with sufficient area in the rear of the tract for a lot or two but with frontage such that the number of lots able to meet the lot width requirement would be limited.
A.
Lane lots shall be permitted only when no other practical design layout is possible.
B.
The subdivision of land primarily by the use lane lots shall be permitted only when no other practical design layout is possible.
C.
No more than two lane lots may be created from the same tract even if the lots are subdivided from the tract at different times.
D.
Lane lots are not permitted in subdivision where a street could reasonably be developed to serve the lots with each lot meeting the minimum lot width requirement.
E.
A lane lot shall only be used for single-family detached dwellings.
F.
Each lot shall have a separate lane; however, the use of common driveways shall be permitted.
G.
If the proposed lane lot is not large enough to further subdivide under the zoning requirements at the time the subdivision is proposed, then the lane shall have a minimum width of 25 feet at the street line of a public street and shall not narrow to a lesser dimension. However, if the proposed lot is large enough to further subdivide under the zoning requirements at the time the subdivision is proposed, then the minimum lane width shall be 50 feet at the street line and shall not narrow to a lesser dimension.
H.
The area of the lane shall not be included in the calculation of the minimum lot area.
I.
The front yard setback for a lane lot shall be a distance equal to the front yard requirement for the district in which the lot is located and shall be measured from the point where the lot first meets the minimum lot width requirement.
J.
No lane lot shall be placed behind another lane lot.
