This Chapter shall be known and may be cited as "Real Estate
Registry Ordinance of 1985."

For the purpose of obtaining accurate information in reference
to the ownership of real estate in the Township of Wolf, a real estate
registry is hereby established to show the situation, dimensions and
location of property in the Township and the name of the owner or
owners thereof. Such real estate registry shall be prepared and afterwards
maintained by the Township Secretary, under the direction of the Township
Board of Supervisors.

Under the direction and approval of the Township Board of Supervisors, the Secretary of the Township shall make such arrangements with the Register and Recorder of Lycoming County as shall be mutually agreed upon for the distribution of the registry blanks or forms, the collection and transmittal to the Township Secretary of the completed forms and the stamping of the instruments of conveyance are evidence of the registry thereof. This Section shall not be construed in any manner that would limit the liability of any person, firm, partnership or corporation for the strict compliance with §
17-104 of this Chapter.

1. It shall
be the duty of all grantees, devisees, or any person, firm, partnership,
corporation or other legal entity who shall acquire real estate within
the limits of the Township, within 30 days after acquiring title in
any manner whatsoever to any real estate in the Township, to furnish
to the Secretary descriptions of their respective properties upon
blanks or forms to be furnished by the Township, and, at the same
time, to present their instruments of conveyance to be stamped as
evidence of the registry thereof.
2. Any person,
firm or corporation who shall violate any provision of this Part,
upon conviction thereof in an action brought before a district justice
in the manner provided for the enforcement of summary offenses under
the Pennsylvania Rules of Criminal Procedure, shall be sentenced to
pay a fine of not more than $1,000 plus costs and, in default of payment
of said fine and costs, to a term of imprisonment not to exceed 90
days. Each day that a violation of this Part continues or each Section
of this Part which shall be found to have been violated shall constitute
a separate offense.
