A. 
This chapter is adopted pursuant to home rule powers as provided for in Article VIII-A of the Maine Constitution and 30-A M.R.S.A. § 3001.
B. 
These standards shall be known and may be cited as "Land Use Ordinance of the Town of Wales, Maine" and shall be referred to herein as "this chapter."
The provision of this chapter shall apply to all land, structures, and new driveway entrances within the boundaries of the Town of Wales that are not covered under the provisions of Chapter 166, Shoreland Zoning. No structures shall hereafter be constructed, relocated, placed, replaced demolished, converted, or altered unless it is in conformance with the provisions of this chapter. No driveway entrance shall hereafter be constructed, relocated, placed, replaced, or altered unless it is in conformance with the provisions of this chapter.
The effective date of this chapter shall be the date of the 2024 Town Meeting of the Town of Wales held on June 8, 2024.
This chapter shall repeal the ordinance entitled "Land Use Ordinance of the Town of Wales, Maine" adopted June 13, 2009.
If any provisions of this chapter conflict with the provisions of Chapter 166, Shoreland Zoning, the provisions of Chapter 185, Subdivision, or any other ordinances or regulations, then the stricter provisions shall apply.
Should any section or provision of this chapter be declared by the courts to be invalid, such decision shall not invalidate any other section of this chapter.
