A. 
The Borough is hereby divided into districts of different types, each type being of such number, shape, kind, and area and of such common unity of purpose and adaptability of use as deemed most suitable to carry out the objectives of this chapter and the Borough of Langhorne Comprehensive Plan, most recent edition. Where conflicting, Chapter 230, Historical Districts, Landmarks and Buildings, shall supersede the provisions of this chapter.
B. 
Each parcel of land and every building or other structure in the Borough, except as otherwise provided by law or by ordinance, shall be subject to the regulations, restrictions, and requirements specified for the district in which it is located.

Districts are bounded and defined as shown on the map entitled "Langhorne Borough Zoning Map," which accompanies this chapter, and which, with all explanatory matters thereon, is hereby made part of this chapter.[1]
Where uncertainty exists with respect to the boundaries of a district as indicated on the Zoning Map, the following rules shall apply:
A. 
District boundary lines are intended to follow the center line of streets, streams, railroads, and lot or property lines as they exist on plans of record at the time of the adoption of this chapter, unless the district boundary lines are fixed by dimensions shown on the Zoning Map.
B. 
Where a district boundary is not fixed by dimensions, where it approximately follows lot lines, such lot lines shall be construed to be the boundaries.
C. 
In unsubdivided land or where a district boundary divides a lot, the location of the boundary, unless the same is indicated by dimensions, shall be determined by the use of the scale appearing on the map.
D. 
In case any further uncertainty exists, the Zoning Hearing Board shall interpret the intent of the map as to location of district boundaries.

A. 
R-1 Residential District. The purpose and intent of this district is to retain the character of existing single-family residential areas; to maintain a low residential density lot size of 15,000 square feet; and to encourage the preservation of permanent open space by providing appropriate standards to exclude activities incompatible with residential communities.
B. 
R-2 Residential District. The purpose and intent of this district is to retain the character of existing single-family residential areas; to maintain a medium residential density lot size of 10,000 square feet; and to encourage the preservation of permanent open space by providing appropriate standards to exclude activities incompatible with residential communities.
C. 
C Commercial District. The purpose and intent of this district is to provide for office, retail, personal service, commercial center, and business uses; to meet appropriate circulation and parking needs; to provide for public convenience; to encourage pedestrian traffic; and to preserve the historical character of the district.
D. 
C-1 Commercial District. The purpose and intent of this district is to provide reasonable standards for the orderly development of automobile-related businesses which, due to the nature of their activity, must be located with adequate street frontages along major streets in order to avoid undue congestion on the streets and to provide adequate parking.
E. 
PS Professional Service District. The purpose and intent of this district is to provide an appropriate area for professional services which do not require the high visibility or ease of access which commercial services would require; to encourage the preservation of the character of the existing buildings in the district; and to provide appropriate standards for development which are harmonious with the existing character of the area and to provide for public convenience.
F. 
LI Light Industrial District. The purpose and intent of this district is to provide sufficient space for industrial activity in the Borough; to protect industrial establishments from incompatible land uses; to protect the surrounding districts from any negative impacts resulting from industrial land uses; to provide sufficient space for off-street parking, vehicular circulation, and loading\unloading of materials; and to provide for landscaping and other amenities to help buffer the uses from surrounding neighborhoods.
G. 
RC Retirement Community. The purpose and intent of this district is to provide housing, care, and treatment of people suffering from the physical limitations due to age or health, from mental disability, or from emotional instability who because of these reasons must live or reside in a supervised environment.
H. 
H Historic District. The purpose and intent of this district is to recognize the historic character of specific neighborhoods; to protect those portions of the Borough which reflect the cultural, economic, social, environmental, political and architectural history of the Borough, the community, and the nation; to preserve the architectural integrity of the Borough by establishing standards and criteria to ensure the continuation of the architectural facades and other features which contribute to the Borough's status as a National Register of Historic Places - Approved District; and to awaken in our residents an interest in our historic past.
I. 
OR Open Recreation District. The purpose and intent of this district is to provide open space, recreation, and educational uses and to ensure continuation of such uses for the benefit of the residents of the Borough.
J. 
FP Floodplain District. The purpose and intent of this district is to recognize the hazards and limitations imposed by flooding; to recognize the importance and need for preservation of wetlands, floodplain margins, and floodplains; and to limit the use of the land to activities suitable to and compatible with flooding and environmental protection.
K. 
TND-1 Overlay District. The purpose and intent of this district is to encourage adaptive reuse and flexible redevelopment opportunities, while preserving historic structures, ensuring future development adequately reflects neighborhood character, and enhancing mobility to destinations throughout the Borough.
