The purpose of this article is to specifically provide for a single review procedure when an application proposes multiple reviews under this chapter. It is not the intent of this chapter to require multiple separate reviews for such applications, but to treat them as though they were one.
In the event an application calls for any combination of subdivision, planned development, land development/site planning, or environmental reviews, or the proposal exists within the geographic boundaries of an urban renewal area proposal, such application shall be reviewed by the Planning Commission as a single application, with one consolidated decision issued. Such application shall be made and be reviewed under the auspices of this chapter; however, all substantive requirements for all applicable titles (e.g., subdivision, site planning, etc.) must be met to obtain approval.
Any person wishing to obtain approval under this article shall submit a package meeting all of the submittal requirements of each application type (e.g., subdivision, site planning, etc.) as outlined in this chapter.
All applications submitted for unified review shall fall under the procedures set forth for major site plans. Fees shall be consolidated as established by resolution of the City Council from time to time.
