This title shall be known as the "Bridgeport Zoning Ordinance."

The general purposes of this title are to promote the public health, safety, general welfare and interest in the city by:
A. 
Furthering the goals and policies of the city's comprehensive plan;
B. 
Establishing a desirable pattern of land use that reflects the needs of the residents of the city;
C. 
Insuring the efficient use of public investment in community facilities, roads and utilities;
D. 
Providing clear and stable guidelines for public and private development;
E. 
Providing flexible means to stimulate creativity while maintaining sufficient control to achieve the objectives of the city's comprehensive plan;
F. 
Establishing adequate building setback and regulations to insure adequate light, air and open space as well as preventing the spread of fire;
G. 
Providing for residential, commercial, recreational and light industrial sites that satisfy the needs of the residents of the city;
H. 
Preventing and abating conditions considered by the city and its residents to be nuisances that degrade the value of property and quality of life;
I. 
Complying with the provisions of Chapter 35A.63 RCW and the Growth Management Act, both as amended.

The ordinance codified in this title is adopted pursuant to the provisions of Chapter 35A.63 RCW, as amended, which empowers the city to enact a zoning ordinance and provide for its administration and amendment.

After the effective date of the ordinance codified in this title, including any amendment thereto, no building or structure shall be erected, reconstructed, altered or relocated; nor shall any building, structure or premises be used for any purpose unless such action is in compliance with the provisions of this title.

This title shall apply to all lands located within the city of Bridgeport to the extent authorized under the constitution and laws of the state of Washington and of the United States.

The ordinance codified in this title shall consist of the text of this title and a zoning map marked "Bridgeport Zoning Map." The map includes the text thereon and the certification pursuant to Section 17.12.020, all of which by this reference are made a part hereof. Such ordinance and each and all of its terms are to be read and interpreted in the light of the commitments of the zoning map. If any conflict between the zoning map and text should arise, the text of the ordinance codified in this title shall prevail.
