(1) Buildings and structures on lots within residential zones shall be located as follows:
(All setbacks are measured from the property line. Where the building is a single-family attached dwelling, such as a twin home or townhome, all setbacks apply to the building as a whole, except for the shared line between units.)

5.1 On a corner lot of a single-family detached dwelling where (a) the street is completely constructed to its designated street standard pursuant to the City's Transportation Master Plan, and (b) there is over five feet (5') of property from back of sidewalk to the property owner's boundary line, any setback for side-yard structure purposes may be measured from back of sidewalk if the following conditions are met: |
a. No City land use regulation or plan shows that the street is to be widened in the next twenty (20) years; |
b. Any structure must still be set back the greater distance of either the entire required setback from back of sidewalk or five feet (5') from the owner's boundary line; and |
c. Allowing the setback to start from back of sidewalk will not interfere in any way with any possible future plans the City has for using the right-of-way property adjacent to the corner lot. |
6. Rear yards must be located opposite the front yard on corner lots. |
7. Porch covers are allowed in this setback; however, they may not be enclosed. |
