Chapter 18.05: ZONES, MAPS AND BOUNDARIES

Establishment. For the purpose of this code, the following types of zones are hereby established:

1. Rural:	RH	Rural Homestead Zone;
	GR-1	Rural Residential Zone;
	SR	Suburban Ranch Zone;
2. Residential:	R-1	Single Residence Zone;
	R-2	Single Residence Zone;
	R-3	Single Residence Zone;
	R-4	Mixed-Dwelling Type Zone;
	R-5	Multiple Residence Zone;
	MH	Manufactured Home Zone;
3. Businesses:	MR	Major Resort Zone;
	NC	Neighborhood Commercial Zone;
	B-1	Local Business Zone;
	B-2	General Business Zone;
	MX	Mixed-Use Zone;
4. Industrial:	CPI	Campus Park Industrial Zone;
	I-1	Light Industrial/Warehousing Zone;
	I-2	General Industrial Zone;
5. Overlay:	AE	Airport Environs and Facilities;
	GC	Golf Course Zone;
6. Specific plan zones.

Restrictiveness. The following zones are given the following values, from most to least restrictive:

1.	GC	Golf Course Zone;
	SR	Suburban Ranch Zone;
2.	RH	Rural Homestead Zone;
3.	R-1	Single Residence Zone;
4.	GR-1	Rural Residential Zone;
5.	R-2	Single Residence Zone;
6.	R-3	Single Residence Zone;
7.	R-4	Mixed-Dwelling Type Zone;
8.	R-5	Multiple Residence Zone;
9.	MH	Manufactured Home Zone;
10.	MR	Major Resort Zone;
11.	NC	Neighborhood Commercial Zone;
12.	MX	Mixed-Use Zone;
	B-1	Local Business Zone;
13.	B-2	General Business Zone;
14.	CPI	Campus Park Industrial Zone;
15.	I-1	Light Industrial/Warehousing Zone;
16.	I-2	General Industrial Zone.

Zones Without Values of Restriction. The following zones are not given values of restrictiveness:

1.	AE	Airport Environs and Facilities;
2.	SP	Specific Plan Zones.

§ 18.05.020 Maps.

The boundaries of zones are hereby established, as shown on the official zoning map of the town of Sahuarita.

§ 18.05.030 Determination of boundaries.

Where uncertainty exists, the boundary of any zone shall be determined as follows:

Where a boundary is indicated as approximately following a street or alley line, or the centerline thereof, or a lot line, such line shall be construed to be such boundary.

Where a boundary divides a lot, the location of such boundary, unless indicated by dimensions, shall be determined by referencing the adopted ordinance map and/or legal description of approved rezoning case for exact dimensions.

Where a public street, alley, railroad or other right-of-way is vacated or abandoned, the zone applied to abutting property shall thereafter be deemed to extend to the centerline of such vacated or abandoned right-of-way.

Questions concerning the exact location of boundaries not covered shall be determined by the zoning administrator, in accordance with Chapter 18.100 STC.
