The core commercial district is intended to provide for a mix of residential and commercial uses. Commercial uses serve the needs of local residents as well as visitors in a pedestrian-oriented neighborhood. Development is encouraged that will provide compatibility between different uses and facilitates future conversion from one use to another.

Minimum lot area is five thousand (5,000) square feet.
B. 
For existing lots that are smaller than five thousand (5,000) square feet, buildings may be built on the existing lot so long as all other requirements have been met.

Each dwelling unit must be at least three hundred (300) square feet and have a dedicated bathroom with tub and/or shower, toilet, and sink. One hundred percent (100%) of the front-facing facade must be maintained for commercial purposes and the ground floor must utilize at least fifty percent (50%) for commercial purposes. Smoke detectors shall be hardwired together between commercial and residential areas. Residential dwelling area must have a separate ingress/egress for emergency purposes.

Commercial, office and other nonresidential uses must make up one hundred percent (100%) of a mixed-use structure’s street frontage. Residential uses may be permitted on the ground floor behind the street frontage area, or above the ground floor commercial use.
