(a) 
General.
Final Plats are technically complete versions of an already approved preliminary plat. No final plat may be considered or approved unless the preliminary plat and detailed engineering and construction plans for all public improvements for the same land have been approved.
(b) 
Applicability.
Final plat review is required to ensure that a final recorded plat conforms to the preliminary plat as approved by the City Council and to the construction plan as approved by the Mayor or designee.
(c) 
Final plat application requirements.
(1) 
Submission requirements.
Applications must be made in a format consistent with requirements established by the Mayor or designee. Applications must include all materials determined necessary by the Mayor (or designee).
(2) 
Support documentation.
The applicant will provide the Mayor or designee with all information required by the city in addition to all support documentation required by the appropriate County Clerk's office for recordation.
(3) 
Signature block.
A plat submitted for consideration as a final plat must have an area or signature block for any endorsement and approval by the City Council, as required to file the final plat with the appropriate County Clerk.
(4) 
Filing fee (application fee).
The applicant shall, prior to filing the formal application with the city, pay the fee provided for in the City of Brookshire Fee Schedule Ordinance. No action by the City Council shall be valid until the filing fee has been paid. This fee shall not be refunded should the applicant fail to proceed or should the plat be disapproved. Filing fees shall be made by check payable to the city and given to the City Secretary with whom the plat is filed and at the time the plat is filed. The City Secretary's receipt shall be attached to and become a part of the application. The payment of the filing fee shall not be construed as filing for purposes of this article.
(5) 
Approved drainage plans and construction plans for all public improvements and amenities.
(6) 
Fiscal security.
If public improvements are not completed and accepted prior to submittal of a final plat for consideration. Estimates for posting fiscal surety for landscaping requirements, maintenance, erosion and sedimentation control, roads, utilities, and other public improvements are also required with the final plat application.
(7) 
Form and content.
The plat shall be drawn as per the requirements established by the city. The plat shall show the following:
a. 
Names of the subdivider, record owner, engineer and/or surveyor.
b. 
Proposed name of the subdivision, which shall not have the same spelling as or be pronounced similar to the name of any other subdivision located within the city or within five miles of the city unless the subdivision is contiguous to a recorded subdivision and the plat represents an additional installment or increment of the original subdivision.
c. 
Names of contiguous subdivisions and the owners of contiguous parcels of unsubdivided land, along with deed record references, and an indication of whether or not contiguous properties are platted.
d. 
Description, by metes and bounds, of the subdivision.
e. 
Primary control points or descriptions, and ties to such control points to which all dimensions, angles, bearings, block numbers and similar data shall be referred.
f. 
Subdivision boundary lines, indicated by heavy lines and the computed acreage of the subdivision.
g. 
The exact location, dimensions, name, and description of all existing or recorded streets, alleys, reservations, easements, or other public rights-of-way within the subdivision, intersecting or contiguous with its boundary or forming such boundary, with accurate dimensions, bearing or deflecting angles and radii, area, and central angle, degree of curvature, tangent distance and length of all curves where appropriate.
h. 
The exact location, dimensions, description and name of all proposed streets, alleys, drainage structures, parks, other public areas, reservations, easements or other rights-of-way, blocks, lots, and other sites within the subdivision with accurate dimensions, bearing or deflecting angles and radii, area, and central angles, degree of curvature, tangent distance, and length of all curves where appropriate.

(a) 
A final plat of an approved preliminary plat or a portion thereof shall be submitted to the City Council within six months of the date of approval of the preliminary plat, otherwise the approval of the City Council shall become null and void, unless an extension of time is applied for and granted by the City Council.
(b) 
When the final plat is filed with the City Council for approval, it shall be accompanied by a filing fee/application fee as provided for in the City of Brookshire Fee Schedule Ordinance.
(c) 
Within 30 days after the final plat is formally filed, the City Council shall approve or disapprove such plat. If the final plat is disapproved, the City Council shall inform the subdivider in writing of the reasons at the time such action is taken.
(d) 
Before the City Council shall give approval to a final plat, The City Council must have on file a letter from the designated City Engineer stating that all platting and engineering requirements of this article have been met by the applicant, including any variances granted by the City Council.
(e) 
A final plat which has been approved by the City Council must be filed with the County Clerk within twelve months following the date of approval. If the City Council has approved the final plat, and the applicant has either posted fiscal surety and assurance of construction, or completed the required infrastructure and public improvements, the final plat becomes the instrument to be recorded in the office of the appropriate County Clerk when all requirements have been met. The subdivider will pay all associated fees and file the final plat with the appropriate County Clerk within sixty days of approval by the plat approval shall be deemed to have expired.
(f) 
No building permits shall be issued for any construction within, nor utilities extended to, a subdivision from which approval has been withdrawn. Nor shall the city be required to grant permits within the subdivision until the developer submits a new subdivision plat application with all related fees to the City Council for approval. Any plat so resubmitted must conform to the city's subdivision regulations in effect on the date of resubmission.
(g) 
The City Council expressly reserves to itself the final approval of all subdivisions prior to filing for record in the office of the County Clerk.
