The Multiple Residential (RM) District shall be located as specified by the Yucaipa General Plan.
(a) Permitted land uses.
(1) Row, field, tree, and nursery crop cultivation on parcels of 10,000 sq. ft. or greater. Any structure associated with this activity is limited to 1,000 square feet.
(3) Small residential care facility.
(4) Accessory uses as specified by Chapter 5 of this division.
(5) Small family day care home.
(6) Ten or fewer multiple dwelling units, subject to Land Use Compliance Review.
(b) Land uses subject to conditional use permit.
(1) More than 10 multiple-dwelling units.
(2) Mobilehome parks (minimum parcel size—10 acres).
(7) Large residential care facility.
(8) Large family day care home.
(11) Botanical gardens and arboretums.
(12) Historic and monument sites.
(13) Unmanned public utilities and services uses/structures.
(14) Unmanned radio and television stations/towers.
(15) Wildlife and nature preserves.
(c) Property development standards. The following property development standards shall apply to all land uses within the RM District. Single Residential (RS) District development standards shall apply to all single-family land uses within the RM District. Projects are also subject to the Multiple Residential Design Standards of this code and the Citywide Design Guidelines.

(1) A final or parcel map may establish front yard setbacks of not less than 22 feet, provided the average setback of all parcels is at least 25 feet.
(2) Smaller lot sizes shall be allowed to facilitate a small-lot subdivision, as defined by the Development Code, which are designed to emulate a traditional single-family subdivision and ownership. Such projects shall comply with the City's design standards that govern Multiple Residential development, as well as the permitted maximum housing density.
