In addition to the Conditional Use Permit submittal requirements, an applicant for a bed and breakfast lodge shall submit the following information with the application materials for the Conditional Use Permit:
(a) 
The maximum number of guests who may be present in the bed and breakfast lodge at any one time.
(b) 
The number of support staff who will be employed at the bed and breakfast lodge, including the maximum number of staff who may be present at any time. This number should include the owner(s) who reside on-site.

(a) 
Off-street parking shall be provided in compliance with the requirements of Section 87.0615 of this Code.
(b) 
A non-illuminated identification sign, not to exceed six square feet in area, is permitted. If not attached to the residence, such sign shall not exceed six feet in height and must blend with the architectural style of the structure and the neighborhood.
(c) 
The bed and breakfast lodge shall meet all requirements for the approval of such use imposed by the City’s Building Code and Fire Code.
(d) 
There shall not be any cooking facilities permitted in guest rooms.
(e) 
The sale of food or other materials is limited to guests who are currently residing on the premises where the use is located and not to the general public.
(f) 
The development of a bed and breakfast lodge shall comply with all requirements of the subject zone and be compatible in design with the surrounding neighborhood.

(a) 
A bed and breakfast lodge shall be operated in compliance with applicable State, Federal, and local law.
(b) 
A bed and breakfast lodge shall be an accessory use in that the residential structure shall serve as the primary residence of the owner of the bed and breakfast lodge, and the owner shall reside on-site. If a corporation is the owner, a majority shareholder of the corporation shall reside in the residential structure where the bed and breakfast lodge is located.
(c) 
Records of all guests who stay at the bed and breakfast lodge shall be preserved for a minimum period of three years before such records are discarded.
(d) 
A bed and breakfast lodge shall not involve the use of commercial vehicles for the delivery of materials to or from the premises beyond those commercial vehicles normally associated with residential uses.
(e) 
There shall be no outdoor storage of materials or equipment, nor shall merchandise be visible from outside the home.
(f) 
The appearance of the structure shall not be altered, nor the occupation within the residence be conducted in a manner that would cause the premises to differ from its residential character either by use of colors, materials, construction, lighting, or signs, or the emission of sounds, noises, or vibrations.
(g) 
The use of amenities and community facilities shall be limited to that normally associated with the use of the property for residential purposes.
(h) 
The operator shall comply with the City’s business license provisions.
(i) 
Bed and breakfast lodges shall operate in conformance with the rules of conduct and/or management plan that was submitted as part of the application for a Conditional Use Permit. Violations of those conditions and/or the conditions of approval may result in a revocation of the Conditional Use Permit by the Planning Commission.
