The Agricultural Residential (AR) Use District
is provided to allow the development of rural areas on a limited basis
so as to retain the open character of the countryside and encourage
a mix of compatible agricultural uses. Low-density residential uses
and selected agriculture uses are provided to promote community cohesion
and land use independence in the rural areas. The standards of this
district are intended to insure compatibility and reduce the potential
conflicts between the uses.
No building, structure or lands within the Agricultural
Residential (AR) Use District shall be constructed, erected or used
for other than one of the following specified purposes:
B. Public and semipublic uses, limited to churches, public
or private schools, hospitals and day-care centers.

C. Health-care facilities or nursing homes.
D. Public parks, playgrounds and recreation facilities.
E. Agriculture, as defined, excluding intensive agricultural
facilities, animal waste treatment facilities and agricultural enterprises.
G. In-home child-care centers for six children or less.

The following uses may be permitted upon obtaining
a special use permit:
A. Fire halls, rescue squad and public safety buildings.
C. General store, country store and neighborhood retail
facilities up to 2,500 square feet each, excluding gas stations.
E. Kennels, catteries (confinement of animals shall be
100 feet from any lot line).
F. One-time or annual music or entertainment festivals
conducted in open spaces, amphitheaters or existing enclosed structures.
G. Public utilities and public service uses, buildings,
pumping, compressing, booster, relay and regulating stations, facilities
and transmission lines, transmission and receiving towers and telecommunications
facilities, subject to any other regulation of this chapter, railroads
and related facilities, and purification and treatment plants.
H. Veterinary hospitals or clinics.
I. Agricultural enterprises, including sawmills, planing
mills, dairies, fruit packing plants, wineries, equestrian centers
and similar uses that primarily utilize products and resources from
the immediately surrounding agricultural area or provide essential
agricultural services.
J. Public and semipublic institutional and community
facilities limited to libraries, museums, fairgrounds without permanent
rides or attractions, grounds for day camps, and overnight camping
(tenting), provided that no more than three sites are available for
recreational vehicles and without dormitories or permanent housing.
Commercial enterprises and clubhouses are excluded.
K. Country clubs, private or public golf courses.
L. Nonprofit organizations consisting of hunting, fishing,
farming, conservation and other nonprofit organizations devoted either
to farming or use of land in its natural state, provided there shall
be no restaurants, bars or other buildings erected thereon, other
than organization headquarters having 1,000 square feet or less.
Any of the following uses may be allowed as
accessory and clearly subordinate to the dwelling or principal structure:
A. Uses and structures customarily incidental to the
principal permitted uses.
D. Agriculture, gardening and horticulture for personal
use.
E. Barn, shed or utility structure.
G. Private tennis courts and swimming pools located completely
in the rear yard and screened from street visibility.
H. Fencing; maximum six feet in height and, except as
used for agricultural purposes, restricted to the side and rear yards;
barbed wire prohibited.
I. Wayside stands of up to 500 square feet and set back
at least 25 feet from the road right-of-way for sale of farm products
produced on the premises.
