The R-1 District is established to provide areas of the Town reserved to traditional single-family dwellings, and accessway uses, to promote family dwelling uses and neighborhoods. Extended family units are anticipated to allow for quality living with privacy for relatives, especially elderly family members.
No building, structure or lands within the Single-Family Residential (R-1) Use District shall be constructed, erected or used for other than one of the following specified purposes:
A. 
One-family dwelling.
B. 
Public schools and educational institutions.
C. 
Churches, libraries or museums.
D. 
Public recreational centers, public community centers or community centers owned by homeowners' associations.
E. 
Public parks, playgrounds, and athletic fields.
F. 
In-home child-care centers for six children or less.

The following uses may be permitted upon obtaining a special use permit:
A. 
Fire halls, rescue squad buildings.
B. 
Bed-and-breakfasts.
C. 
Country clubs and private golf courses.
Any of the following uses may be allowed as an accessory and clearly subordinate to the dwelling or principal structure:
A. 
Uses and structures customarily incidental to permitted uses.
B. 
Extended family units.
C. 
Home occupations.
D. 
Gardening and horticulture for personal use.
E. 
Barn, shed or utility structure, in addition to allowed detached garages.

F. 
Detached garage, where there is no attached garage.
G. 
Private tennis courts and swimming pools located completely in the rear yard.
H. 
Fencing (maximum six feet in height and restricted to the side and rear yards; barbed wire prohibited).

A. 
Accessory structures or combinations of accessory structures (excluding existing detached garages where there is not one attached) shall not contain more than:

(1) 
One third of the square footage of the principal building if the lot area is 14,520 square feet or less;
(2) 
Two fifths of the square footage of the principal building if the lot area is 14,521 to 21,780 square feet;
(3) 
Three fifths of the square footage of the principal building if the lot area is 21,781 to 130,680 square feet;
(4) 
Square footage of the principal building if the lot area is 130,681 square feet or greater.
B. 
Where a developed subdivision or residential area has established a front setback less than established herein, the average setback of all residential units for a distance of 400 feet on each side of the lot shall be the minimum setback.
C. 
Where an existing, approved, filed, and developed subdivision, with infrastructure, has established lots of 80 feet, 80 feet shall be the minimum frontage for those phases where infrastructure was installed prior to January 1, 2008.
D. 
Where an existing, approved, filed and developed subdivision was approved by the Planning Board prior to September 7, 2005, and the development plan was for two-family dwellings, such residence shall be allowed.
