This chapter shall be enforced by the Village of Minoa Codes Enforcement Officer.
A. 
Required. No structure shall be erected, renovated or altered until a building permit has been issued therefor by the Codes Enforcement Officer.
B. 
Board of Appeals approval. Except upon written order of the Board of Appeals, no building permit shall be issued:
(1) 
Where the structure, renovation or alteration or the use of the structure would be in violation of any of the provisions of this chapter; or
(2) 
Where approval of the Board of Appeals is otherwise required by this chapter.
C. 
Planning Board approval. No building permit shall be issued where site plan approval is required under Chapter 127 unless and until the Village Planning Board approves the site plan as provided in said Chapter 127.

D. 
Temporary and conditional permits. A temporary and conditional permit for not more than one year for a use in contravention of the requirements of this chapter, including permission for the parking, storage and use of individual house trailers, may be granted by the Board of Appeals in accordance with this chapter and upon the further findings that the use will not cause harm or deterioration to the premises so used or to the neighboring properties or be inconsistent with the proper development thereof.
A. 
Required. No structure hereafter erected shall be used and no land shall be used or changed in use until a certificate of occupancy therefor has been issued by the Codes Enforcement Officer.
B. 
Alterations. No structure hereafter altered shall continue to be used for more than 30 days after the alteration is completed unless a certificate of occupancy shall have been issued by the Codes Enforcement Officer.
C. 
Noncompliance with chapter. Except upon a written order of the Board of Appeals, no such certificate of occupancy shall be issued for any structure or use of land, or for the alteration of any structure, where the structure, use or alteration would violate this chapter.
Applications for building permits and certificates of occupancy shall be made upon forms, and shall be accompanied by such layout or plot plans, as shall be prescribed by the Codes Enforcement Officer to facilitate enforcement of this chapter in conjunction with the State Uniform Fire Prevention and Building Code in the Village of Minoa.
Any building permit not exercised within the time period prescribed in Chapter 51 of this Code shall become null and void.
Fees shall be charged as provided by Chapter 51 of this Municipal Code.[1]
