A. 
The following application fees shall be paid by applicants for subdivision approval:
(1) 
Sketch plan submission. The application fee shall be $100, plus $150 for each proposed lot in the proposed subdivision.
(2) 
Preliminary plat submission. The application fee shall be $100, plus $150 for each proposed lot in the proposed subdivision.
(3) 
Final plat submission. The required review fee must be paid, and there shall be no separate application fee for the final plat submission.

B. 
A review fee shall be paid by applicants for subdivision approval for review of proposed major subdivisions which involve new road construction. The review fee shall be paid in two payments.

(1) 
The review fee shall be 5% of the final estimated total cost of capital improvements (performance bond estimate), excluding water mains and underground electric lines.
(2) 
At the time of the preliminary plat submission, a fee equal to 1/2 of 5% of the preliminary estimated cost of capital improvements shall be paid on account of the review fee. The basis for the preliminary estimated cost of capital improvements shall be a unit price per linear foot of road as shown on the preliminary plat; such unit price shall be determined by the Planning Board.
(3) 
The final payment shall be paid prior to the time that the Chairman or Secretary of the Planning Board signs the final plat. The final payment shall be 5% of said final estimate less the fee previously paid on account of the review fee.
C. 
An inspection fee shall be paid prior to each field inspection of improvements (see § 162-43) in an amount which will recover the actual cost of such field inspection.
D. 
In the case of a resubdivision which involves a request for a waiver in accordance with § 162-60 (alteration of lot lines), the application fee to be paid at the time of the sketch plan submission shall be $100.
E. 
A review fee shall be paid by applicants for subdivision approval for review of proposed minor subdivisions and by applicants for subdivision approval for review of proposed major subdivisions which do not involve new road construction. The review fee shall be paid in two payments.

(1) 
The review fee shall be in an amount which will recover the cost of the reasonably necessary consultant fees incurred on behalf of the Planning Board incident to review of the proposed subdivision. The cost to be recovered shall consist of the consultant fees which are reasonable in amount and which are necessary to the accomplishment of the Planning Board's legitimate functions.
(2) 
At the time of the application for final plat approval, the portion of the review fee consisting of the cost of the reasonably necessary consultant fees incurred prior to the application for final plat approval shall be paid. The final payment shall be the balance of the review fee and shall be paid prior to the signing of the final plat.

F. 
In the case of a final plat which is divided into sections for filing in the office of the County Clerk, the final payment of the required review fee shall be paid prior to the signing of the final plat for the first section. In such a case, in the event that further review by the Planning Board's consultant is reasonably necessary incident to submission of the remaining section or sections to the Planning Board for signing, then a further review fee shall be paid at such time in an amount which will recover the cost of the reasonably necessary consultant fees incident to such further review.

G. 
The application, review and inspection fees may be changed from time to time by resolution of the Village Board of Trustees.
