In addition to the general goals listed in the statement of purpose and community development objectives in Article
I, the C/I Commercial/Industrial District is established to:
A. Designate an area within the Township for modern,
well-planned commercial and industrial uses;
B. Promote land use compatibility with existing commercial
and industrial development; and
C. Accommodate future commercial and industrial uses
in an area suitable for such development.
In addition to fulfilling the Intent of this
District, the C/I Commercial-Industrial District shall be located
or expanded to areas that:
A. Comply with the recommendations outlined in the New
Garden Township Comprehensive Plan, Future Land Use Plan;
B. Possess infrastructure capable of supporting future
commercial and industrial development;
C. Have sufficient access to arterial and major collector
roads; and
D. Limit the intrusion upon and disruption to residential
and agricultural areas of the Township.
Unless otherwise regulated, the following area
and bulk regulations shall apply to all uses permitted in the C/I
Commercial/Industrial District:
A. Minimum lot size.
(1) By right uses with public water and sewer: 20,000
square feet.
(2) By right uses with on-site water and sewer: one acre
for every EDU.
(3) Uses permitted as conditional use or special exception:
one acre minimum.
B. Minimum setbacks.
(1) Front yard. One hundred feet measured from the ultimate
or legal right-of-way line, with no off-street parking permitted within
50 feet of the ultimate or legal right-of-way line. Further, loading
dock areas shall not be permitted anywhere within the front yard area.

(2) Side yards. On each lot there shall be two side yards
no less than 15 feet each.
C. Maximum building height: 40 feet.
D. Maximum building coverage: 50%.
E. Maximum lot coverage: 65%.
F. The following minimum lot width standards shall apply.
Lot width shall be measured at the building setback line and street
right-of-way line.
(1) Eighty feet when lot is accessed from a local road.
(2) One hundred feet when access is provided by a collector
road.
(3) One hundred fifty feet when access is from an arterial
road.
The following design standards shall apply for
all uses:
A. Screening shall be required in accordance with §
200-100.
B. Landscaping shall be required in accordance with §
200-101.
C. Interior circulation and emergency access shall be required in accordance with §
200-103.
D. Vehicular access and traffic controls in accordance with §
200-102.
E. Pedestrian access in accordance with §
200-105.
G. Off-street loading shall be requirements according to §
200-107.
H. Off-street parking regulations as required by §
200-109.
I. Outdoor storage shall comply with the standards of §
200-104.
K. Residential off-street parking regulations as regulated by §
200-108.

All development within the C/I Commercial-Industrial District shall adhere to the performance standards set forth in §
200-110 of this chapter.
