The boundaries of all zoning districts shall be shown on a map
known as the "Zoning Map of the City of Millville," dated_______,
or as amended by law. This Map is attached hereto and is incorporated
herein and declared to be part of this chapter, including all notations
and references contained on the Map. The original of the Map shall
be maintained in the office of the City Engineer, and all changes
made to the zoning districts shall be entered upon the Map at the
time of adoption of any ordinance amending the Map.
Where uncertainty exists as to any of the zone boundaries as
shown on the Zoning Map, the following rules shall apply:
A. A zone boundary line is intended to follow the center line of the
streets, the edges of lot lines, the edges of railroad rights-of-way
and streams as they exist on plats of record at the time of the adoption
of this chapter, unless the zone boundary line is fixed by dimensions
shown on the Zoning Map.
B. Where a zone boundary line approximately follows lot lines and does
not scale more than 10 feet therefrom, the lot lines shall be construed
to be the zone boundary line, unless the zone boundary line is fixed
by dimensions shown on the Zoning Map.
C. Where a zone boundary line divides a lot which is not subdivided,
the location of the zone boundary line shall be determined by the
use of the scale appearing thereon, unless the zone boundary line
is fixed by dimensions shown on the Zoning Map.
All lots or properties within the City of Millville are within
a particular base zoning district as shown on the Zoning Map. Additionally,
certain lots or properties also fall within the AE-Airport Enterprise
District and the ASZ-Airport Safety Zone. In instances where the lot
or property falls in the AE District and the ASZ, the regulations
and standards of both the AE District and the ASZ shall control the
land use and development of the property. Unless otherwise indicated,
where the regulations and standards conflict the more restrictive
regulation or standard shall govern.
