No building may be erected, altered, or used, and no lot or premises may be used in a residential and agriculture, commercial, or floodplain district, for any use which is noxious or offensive by reason of odor, dust, vibration, illumination, unsightliness, or noise, or which constitutes a public hazard whether by fire, explosive, or otherwise in the immediately surrounding area. In an industrial district, no use which shall create a noxious, offensive, or hazardous condition beyond a property line shall be permitted.
A. 
In determining whether a proposed industrial use if or may become noxious, hazardous, or offensive, the following standards shall apply. The proposed use shall not:
(1) 
Constitute any nuisance whatsoever, or any damage to health, livestock, vegetables or any other property by reason of dissemination of noxious, toxic or corrosive fumes, smoke, odor, or dust beyond the property line.
(2) 
Result in noise or vibration clearly exceeding the average intensity of noise or vibration occurring from causes other than the proposed operation at the property line.
(3) 
Endanger surrounding areas by reason of fire or explosion.
(4) 
Produce objectionable heat, glare or radiation beyond the property line.
(5) 
Result in electrical disturbance in nearby residences, or adversely effect the operation of equipment of others located beyond the property line.
(6) 
Discharge any untreated sewage, or industrial waste into any stream, or otherwise contribute to the pollution of surface or underground waters, or the air of the Township.
(7) 
Result in congestion or hazardous traffic conditions on the highway or in adjacent area, or generate a nuisance to surrounding property by reason of truck traffic.
(8) 
Endanger the underground water level or supply to other properties.
(9) 
By its unsightliness, detract from the character of the Township as a rural-residential community.
(10) 
Create any other objectionable condition in an adjoining area which will endanger the public health, safety, morals, or general welfare or be detrimental to the proper use of the surrounding area.
B. 
The applicant, when required, shall demonstrate that:
(1) 
The proposed use will comply with the standards contained in Subsection A above.
(2) 
Adequate provisions will be made to reduce and minimize any objectionable elements to the degree necessary to insure that the proposed use will not be noxious, hazardous, or offensive as defined above.
(3) 
The water supply is adequate to meet the additional requirements without danger to the supply to other properties.
