The purpose of this district is to provide for the recreation needs of the Borough in a manner which minimizes any adverse impact on neighboring properties. Within this district, no lot or building or premises shall be used and no building shall be erected or altered to be used, in whole or in part, unless it complies with the regulations set forth in this article. The following uses are permitted within this district:
A. 
Recreational facilities promoting the preservation of open space, natural vegetation and trees.
B. 
Parks and facilities incidental thereto.
C. 
Athletic playing fields, tennis courts, playgrounds and other recreational facilities of a similar nature.
D. 
Buildings, structures or uses owned and operated by the Borough of Haddon Heights for municipal purposes.
E. 
Private recreational facilities.
The following accessory uses are permitted within this district:
A. 
Fences and walls. (See § 450-96.)
B. 
Signs. (See § 450-135.)
C. 
Public utility installations, subject to the following special requirements:
(1) 
There shall be no storage of materials and trucks and no repair facilities or staging of repair crews except within completely enclosed buildings.
(2) 
The exterior of any structure shall be in keeping with the other structures in the immediate neighborhood.
A. 
Lot area. A minimum lot area of four acres shall be provided for every use hereafter erected.
B. 
Lot width. Each lot on which recreational facilities shall be erected shall have a width of not less than 300 feet.
C. 
Lot coverage. The maximum lot coverage, including all structures, shall not be greater than 20% of the gross lot area.
D. 
Front yards. A front yard setback shall be provided to be not less than 50 feet.
E. 
Side and rear yards. There shall be side and rear yard setbacks to be not less than 40 feet.
F. 
Height. A structure shall not have a greater height than two stories or 30 feet, measured from the average grade line perimetering the building to the top of the main roof cornice line, excluding necessary utility-type roof structures.
