The purpose of this district is to promote the retention of open space and to promote its maintenance as an attractive natural resource within the Borough. Within the district, no lot or building shall be used and no building shall be erected or altered to be used, in whole or in part, unless it complies with the regulations set forth in this article. The following principal uses shall be permitted in the Conservation District:
A. 
Outdoor plant nurseries according to recognized soil conservation practices.
B. 
Wildlife sanctuaries, woodland preserves and arboretums.
C. 
Forestry and reforestation according to recognized natural resource conservation practices of the New Jersey Forest Society.
The following uses are specifically prohibited in this district:
A. 
New construction or replacement of freestanding structures, buildings and retaining walls not in the public interest.
B. 
On-site sewage disposal systems.
C. 
Any solid or liquid waste or refuse disposal, including sanitary landfills, transfer stations and wastewater lagoons.
D. 
Dumps, junkyards, commercial and industrial storage facilities and the open and outdoor storage of vehicles and materials.
E. 
Roads, access driveways and parking facilities.
F. 
The filling or removal of topsoil.
G. 
Swimming pools.
The following accessory uses shall be permitted in this district:
A. 
Fences and walls. (See § 450-96.)
B. 
Signs. (See § 450-135.)
Minimum area and bulk regulations are not applicable since structures are prohibited in the Conservation District.
