The purpose of the Limited Business Zone is
to provide for the development of a mix of office, banking and public
uses requiring direct access to major roadways, to promote compatible
land uses of attractive buildings, to ensure the compatibility of
the development within the zone with adjacent residential areas and
to improve and provide for the efficient and safe flow of traffic.
Within the Limited Business Zone, no building
or land may be used in whole or in part for any other than the following
specified uses:
A. Business office buildings and professional and administrative
office buildings.
B. Banks, savings and loan associations and other financial
institutions.
C. Public library, fire station and post office; playgrounds,
parks and open space; and other public buildings.
D. Churches and other places of worship, including parish
houses, Sunday school buildings and similarly related uses.
E. Outdoor essential services, including electric substations,
transformers, switches and similar equipment.
F. Accessory uses and structures customarily incidental to permitted uses, including required off-street parking and solar panel systems subject to the standards set forth in §
215-31.1. The storage of all goods and materials shall be in the rear of any structure and shall be screened from view by a solid fence or wall enclosure.

G. One accessory apartment per permitted commercial building,
with required off-street parking affordable to a very-low-, low- or
moderate-income household, as determined by the Planning Board, in
accordance with the requirements of the Council on Affordable Housing
and the Uniform Housing Affordability Controls set forth at N.J.A.C.
5:80-26.1 et seq., as may be amended from time to time.

The following development standards shall be
applicable to all permitted uses and development in the Limited Business
Zone:
A. The area, height and setback requirements as set forth
in Schedule I, Schedule Limiting Height and Area of Improvements,
and Schedule II, Minimum Building Setbacks, of this chapter.
B. The requirements of §
215-27, Impact on adjoining residential zones.
C. A maximum floor area ratio of 0.4 shall be permitted
in the Limited Business Zone. The "floor area ratio" shall be defined
as the ratio of the total floor area of the building to the total
area of the lot or parcel in question.
D. A thirty-foot buffer where the Limited Business Zone
abuts any residence zone.
