A single structure containing two separate family dwelling units each having both a kitchen and bathroom.

The intent of this regulation is to allow the construction of two-family dwellings for the purpose of, but not limited to, providing rental housing for the elderly, single persons, or small families. This regulation is designed to ensure that in creating two-family dwellings the density of dwelling units is not increased and groundwater supplies are protected.
A two-family dwelling may be permitted in the Rural Residence District, provided that it also complies with all applicable state and Town ordinances, codes and regulations as well as the following standards.
A two-family dwelling shall only be permitted on a lot with a minimum of two-acre equivalent minimum buildable lot area. Such lot shall have contiguous frontage of at least 300 feet on a public street. The lot shall conform to all other existing zoning requirements.
A two-family dwelling is permitted in an affordable housing subdivision provided that it complies with the requirements of § 500-49B of these regulations and all other applicable requirements of this article.
Adequacy of utilities. The applicant shall provide certification from the Town Sanitarian that the proposed utilities, including waste disposal systems, are adequate for the proposed use.
Certification. Prior to the issuance of a zoning permit, a certificate in the form of an affidavit verifying that the property owner will be in residence shall be presented to the Zoning Enforcement Officer.
