For the purpose of this chapter, certain terms and words are herein defined as follows:
A. 
Words used in the present tense include the future; words used in the singular number include the plural number and vice versa; the word "used" shall include "arranged, designed, constructed, altered, converted, rented, leased or intended to be used"; the word "lot" includes the words "plot or parcel"; the word "building" includes the words "structure or dwelling or residence"; and the word "shall" is mandatory and not discretionary.
B. 
Any word or term not defined herein shall be used with a meaning or standard usage or as defined in N.J.S.A. 40:55D-1 et seq., or any amendments or supplements thereto.

A. 
All provisions in Chapter 108, regardless of designation or location within Chapter 108, that are authorized by the Municipal Land Use Law (MLUL) to be included in a zoning ordinance, including but not limited to the regulation of uses (including accessory uses and structures), bulk area and yard requirements, buffers, density, distance between buildings, off-street parking, floor area ratio, height, the number, placement and dimensions of signs, and other dimensional requirements governing the intensity of land use, shall be deemed to be zoning regulations. A deviation from a zoning regulation will require a variance pursuant to N.J.S.A. 40:55D-70.
B. 
All provisions in Chapter 108 that are authorized by the MLUL for inclusion in site plan and/or subdivision ordinances, including but not limited to engineering and construction design standards relating to the construction of such items of infrastructure as drainage, lighting, streets, utilities, on-site traffic circulation and the like, shall be deemed to be incorporated by reference in Chapter 85, Site Plan Review, and Chapter 91, Subdivision of Land, except to the extent any such provision is a zoning regulation pursuant to § 108-6.1A. Exceptions to provisions within Chapter 108 that are design standards and not zoning regulations may be granted pursuant to N.J.S.A. 40:55D-51.
C. 
In the event of any ambiguity as to whether a provision in Chapter 108 is governed by § 108-6.1A or B, the provisions of § 108-6.1A shall control, and such provision shall be considered to be a zoning regulation.
As used in this chapter, the following terms shall have the meanings indicated:
ACCESSORY BUILDING, STRUCTURE OR USE
A building, structure or use which is customarily associated with and is subordinate and incidental to the principal building, structure or use and which is located on the same lot therewith. An accessory building attached to the principal building shall comply in all respects with the requirements applicable to the principal building.
AGRICULTURE
The use of the land for the growing and harvesting of crops and the raising and breeding of animals, including truck farms, livestock, dairies, poultry husbandry, fruit farms, nurseries and greenhouses, building for housing seasonal workers for the farmer’s own use, barns, storage buildings and buildings for the keeping of poultry and livestock and garages for the keeping of equipment and trucks used in farm operations, which land shall contain no less than five acres, exclusive of the land upon which the farmhouse is located and such additional land as may actually be used in connection with the farmhouse as provided in N.J.S.A. 54:4-23.3, 54:4-23.5 and 54:4-23.11. “Crops” excludes cannabis. Packing produce, fruit or crops raised on the premises is allowed as agriculture but processing of the same is not. Slaughterhouses and meat packing facilities are not allowed as agriculture.

ALTERATIONS OR ADDITIONS, STRUCTURAL
Any change in or additions to the supporting members of a building, such as walls, columns, beams, girders, posts or piers.
ANIMATED SIGN
Any sign that moves or has an optical illusion of moving, such as the movement of any illumination or the flashing or varying of light intensity or color to depict or create an impression of action or create a special effect or scene or a sign that has changing messages. Animated signs include signs containing elements that blink, crawl, dissolve, emit smoke, fade, flash, oscillate, rotate, scroll, travel, twinkle, twirl, vibrate, or in any manner imitate motion. Signs that emit intermittent light, or contain audio, pyrotechnic, or bluecasting (Bluetooth/wireless advertising) components are considered to be animated signs.

AUTOMOBILE SALES LOT
An open area, other than a street, used for the display, sale or rental of new or used motor vehicles in operable condition and where no repair work is done.
AUTO REPAIR SHOP
Any building, premises and land in which or upon which a business, service or industry involving the maintenance, servicing, or repair of automobiles is conducted or rendered. The use includes the repair of automobiles, trucks, and buses and the sale of accessories or equipment for automobiles, trucks, and buses.

BASEMENT
A story having more than 25% of its clear height below average finished grade.
BILLBOARD
Any structure or portion thereof on which lettered or pictorial matter is displayed or is intended to be displayed for advertising purposes, other than that on a building or its grounds giving the name and occupation of the user of the premises, the nature of the business conducted therein or the products primarily sold or manufactured therein.
BLADE SIGN
Any sign affixed to a facade of a building which is not parallel to the facade or that hangs from a roof overhang/canopy.

BUILDING
A combination of materials forming a construction adapted to permanent, temporary or continuous occupancy and having a roof.
BUILDING COVERAGE
The square footage or other area measurement by which all buildings occupy a lot, as measured at the grade line around the foundation.
BUILDING HEIGHT
The vertical distance measured to the top of the roof surface from the mean elevation of the finished grade five feet away from the foundation along the side(s) of the building facing a street.
CAMPER
A. 
A self-propelled vehicular structure built as one unit on a chassis and designed for temporary living for travel, recreation, vacation or other short-term use, which may contain cooking, sleeping and sanitary facilities.
B. 
An immobile structure containing cooking and sleeping facilities for travel, recreation, vacation or other short-term use and designed to be attached to the body of another vehicle for transporting from one location to another.
C. 
A portable-vehicular structure built on a chassis, designed for camping, the body of which is basically rectangular with a flat top not more than four feet above the surface of the ground. The camper is designed to have a temporary tent erected above the four-foot level for camping activities.
CHANGEABLE COPY SIGN
A sign or portion thereof with characters, letters, or illustrations that can be changed or rearranged without altering the structural integrity of the sign. A sign on which the message changes more frequently than once every 30 seconds shall be considered an animated sign and not a changeable copy sign for purposes of this chapter.

CHANGEABLE COPY SIGN, ELECTRONIC
A sign or portion thereof that displays electronic information in which each alphanumeric character, graphic, or symbol is defined by a small number of matrix elements using different combinations of light-emitting diodes (LEDs), fiber optics, light bulbs or other illumination devices within the display area. Electronic changeable copy signs include computer-programmable, microprocessor-controlled electronic displays. A sign on which the messages change more frequently than once every 30 seconds shall be considered an animated sign and not an electronic changeable copy sign for the purposes of this chapter.

CLINIC
A place where patients are studied or treated by physicians specializing in various ailments and practicing as a group and where no overnight accommodations are provided.
COMMON OPEN SPACE
An open space area within or related to a site designated as a development and designed and intended for the use or enjoyment of residents and owners of the development. "Common open space" may contain such complementary structures and improvements as are necessary and appropriate for the use or enjoyment of residents and owners of the development.
COMMUNITY RESIDENCE FOR THE DEVELOPMENTALLY DISABLED
Any community residential facility licensed pursuant to N.J.S.A. 30:11B-1 et seq. providing food, shelter and personal guidance, under such supervision as required, to not more than 15 developmentally disabled or mentally ill persons who require assistance, temporarily or permanently, in order to live in the community, and shall include but not be limited to: group homes, halfway houses, intermediate-care facilities, supervised apartment living arrangements and hostels. Such a residence shall not be considered a health-care facility within the meaning of the "Health Care Facilities Planning Act," N.J.S.A. 26:2H-1 et seq. In the case of a community residence housing mentally ill persons, such residents shall have been approved for a purchase of service contract or an affiliation agreement pursuant to such procedures as are established by regulation of the Division of Mental Health and Hospitals of the Department of Human Services. As used in this chapter, "developmentally disabled person" means a person who is developmentally disabled as defined in N.J.S.A. 30:11B-2, and "mentally ill person" means a person who is afflicted with a mental illness as defined in N.J.S.A. 30:4-23, but shall not include a person who has been committed after having been found not guilty of a criminal offense by reason of insanity or having been found unfit to be tried on a criminal charge.

COMMUNITY SHELTER FOR VICTIMS OF DOMESTIC VIOLENCE
Any shelter approved for a purchase of service contract and certified pursuant to standards and procedures established by regulation of the Department of Human Services pursuant to N.J.S.A. 30:14-1 et seq. providing food, shelter, medical care, legal assistance, personal guidance and other services to not more than 15 persons who have been victims of domestic violence, including any children of such victims who temporarily require shelter and assistance in order to protect their physical or psychological welfare.

CONDITIONAL USE
A use permitted in a particular zoning district only upon a showing that such use in a specified location will comply with the conditions and standards for the location or operation of such use as contained in the Zoning Ordinance and upon the issuance of an authorization therefor by the Planning Board.
DWELLING
A room or series of connected rooms containing living, cooking, sleeping and sanitary facilities for one housekeeping unit. The dwelling unit shall be self-contained and shall not require the use of outside stairs, common hallways passing through another dwelling unit or other indirect route(s) to get to any portion of the dwelling unit, nor shall there be shared facilities with another dwelling unit.
DWELLING, MULTIFAMILY
A building containing three or more dwelling units and occupied or designed for occupancy by three or more families living independently of each other with their own cooking, sanitary and sleeping facilities.
DWELLING, SINGLE-FAMILY
A building containing one dwelling unit only and occupied or intended to be occupied for residence purposes by one family or one housekeeping unit.
DWELLING, TWO-FAMILY
A building containing only two dwelling units and intended for residential occupancy by two families living independently of each other, each with its own separate sleeping, cooking and sanitary facilities.
ESSENTIAL SERVICES
Services, including structures, needed for the health, safety and general welfare of the community. As used herein, essential services include municipally owned buildings or grounds; municipal government uses; firehouses; first aid and rescue squad buildings; and electrical, gas, telephone and water utilities with appurtenances.

FACADE SIGN
A sign which is attached to a building or structure and parallel to the surface of an exterior wall of the building or structure.

FAMILY
One or more persons customarily living together as a single housekeeping unit.
FARM
A lot of at least five acres used for agricultural purposes.
FARM STAND
Incorporates by reference the definition of the term “farm market” as set forth in N.J.S.A. 4:1C-3. That definition is as follows: "A facility used for the wholesale or retail marketing of the agricultural output of a commercial farm, and products that contribute to farm income, except that if a farm market is used for retail marketing, at least 51% of the annual gross sales of the retail farm market shall be generated from sales of agricultural output of the commercial farm or at least 51% of the sales area shall be devoted to the sale of agricultural output of the commercial farm and, except that if a retail farm market is located on land less than five acres in area, the land on which the farm market is located shall produce annually agricultural or horticultural products worth at least $2,500."

FLOODPLAIN
The relatively flat land following a watercourse which could be subject to periodic flooding based on information available from the United States Army Corps of Engineers and any other official sources.
FREESTANDING SIGN/PYLON SIGN
A sign mounted on a freestanding pole or poles.

GARAGE, PRIVATE
An accessory building or portion of a main building for only the parking of vehicles of the occupants or users of the principal use.
GARDEN APARTMENTS
A multiple-family dwelling unit contained in a structure housing at least eight such dwelling units. For the purpose of this chapter a garden apartment unit is a one-story living unit located in a two-story structure containing such units.
GROSS FLOOR AREA
Shall be measured by using the outside dimensions of the building, excluding the area of an attached garage, open porch or patio, and further excluding the area used as a cellar. Only those floor areas which have a ceiling height of seven feet or more shall be eligible for inclusion in the gross floor area.
GROUND SIGN
A sign in which 25% or more of the entire bottom is or the base supporting the sign is in contact with the ground.

HOME OCCUPATION
Home occupations are defined as set forth in §§ 108-12C(10), 108-12.1C(10) and 108-12.2C(7).

HOMEOWNERS' ASSOCIATION
An incorporated, nonprofit organization operating in a cluster or planned unit development under recorded land agreements through which each lot owner is automatically a member; each occupied dwelling unit is automatically subject to a charge for a proportionate share of the expenses for the organization's activities and maintenance, including any maintenance costs levied against the association by the Township; and each owner and tenant has the right to use the common property.
INDUSTRIAL PLANT
A building or business where materials or substances are treated, blended, fabricated or assembled, provided the molecular structure of any substance is not changed during the process. This does not include a slaughterhouse or meat packing facility.

INSTITUTIONAL USE
A nonprofit, religious or public use, including schools, churches, libraries, hospitals, fire departments, first aid squads and government offices.

JUNKYARD
Any area of land with or without buildings, regardless of size, devoted to the storage, keeping or abandonment of junk or debris, whether or not it is in connection with the dismantling, processing, salvage, sale or other use or disposition thereof, including, by way of illustration but not of limitation, three or more inoperative unlicensed vehicles, abandoned vehicles, tires, vehicle parts, paper, rags, metal, glass or plastic, old household appliances, wood lumber, brush and any stumps or any other debris or any material whatsoever.
LOADING SPACE
An off-street space or berth on the same lot with a building or group of buildings for the temporary parking of a commercial vehicle while loading or unloading material, measuring at least 12 feet by 45 feet with 15 feet of vertical clearance.
LOCAL SERVICE ACTIVITIES
Establishments primarily engaged in providing assistance, as opposed to products, to individuals, business, industry, government and other enterprises, including, for example, such activities as barbershops, beauty shops, nail salons, tanning salons, tailors, dry-cleaning and laundering operations, appliance repair shops, shoe repair shops, upholsterers, diaper service, health clubs, reducing salons, clothing rental, locker rental, porter service, domestic services, business services such as typing, secretarial services, messenger services, phone answering services, advertising, building maintenance, employment services, management and consulting services, protective services, equipment rental and leasing, commercial research, photofinishing and educational services.

LOT
A tract or parcel of land having frontage on a public street. For purposes of this chapter, contiguous undersized lots under one ownership are considered one lot.
LOT AREA
The area contained within the lot lines of a lot but shall not include any portion of a street.
LOT, CORNER
A lot on the junction of and abutting two or more intersecting streets where the interior angle of intersection does not exceed 135º.
LOT DEPTH
The horizontal distance between the front and rear lot lines, measured from the midpoint of the front lot line to the midpoint of the rear lot line.
LOT FRONTAGE
The horizontal distance between the lot side lines measured at the street right-of-way line. However, for lots fronting on the curved alignment at the end of a cul-de-sac street, the lot width shall be measured at the building setback line. In the case of a corner lot, either street frontage which meets the minimum frontage required for that zone district may be considered the lot frontage.

LOT LINE
Any line forming a portion of the exterior boundary of a lot and the same line as the street line for that portion of a lot abutting streets.
LOT WIDTH
The straight and horizontal distance between side lot lines measured at the setback line.
MANUFACTURING PLANT
A building or business use where previously prepared materials or substances are processed, assembled or packaged. This does not include a slaughterhouse or meat packing facility.

MEAT PACKING FACILITY
A building or business use where animal carcasses or meat is cut up, processed and/or packaged for commercial/resale purposes.

MOBILE HOME
A dwelling unit manufactured in one or more sections, designed for long-term occupancy; containing sleeping accommodations, a flush toilet, a tub or shower bath and kitchen facilities with plumbing and electrical connections provided for attachment to outside systems; designed to be transported on its own wheels after fabrication; arriving at the site where it is to be occupied as a dwelling complete, usually including major appliances and furniture, and ready for occupancy except for minor and incidental unpacking and assembly operations. For purposes of this chapter, travel trailers and camper trailers are not considered as mobile homes. All mobile homes and mobile home parks shall be regulated by Chapter 72, Mobile Homes.
MOTEL or HOTEL
A building or group of buildings which provides for transient guest rooms, has a public lobby and may contain one or more dining rooms.
MOTORCYCLE
A motorized two-wheel vehicle that is registered by the State of New Jersey and requires an operator's license to operate.

MOVEABLE SIGN
A sign that is affixed to wheels or a similar mechanism, including placement on a vehicle, that can be moved from one location to another.

NEW CAR SALES
The use of any building, land area or other premises for the display and sale of new automobiles, generally, but may include light trucks or vans, trailers or recreation vehicles and including any vehicle preparation or repair work conducted as an accessory use. Used automobile sales is considered an accessory use to new car sales.

NEW MOTORCYCLE SALES
The use of any building, land area or other premises for the display and sale of new motorcycles and including any vehicle preparation or repair work conducted as an accessory use. Used motorcycle sales is considered an accessory use to new motorcycle sales.

NEW TRUCK SALES
The use of any building, land area or other premises for the display and sale of new trucks, generally, and may include any vehicle preparation or repair work conducted as an accessory use. The sale of used trucks is deemed to be an accessory use to the use of new truck sales.

NONCONFORMING LOT
A lot whose area, dimension or location was lawful prior to the adoption, revision or amendment of a zoning ordinance but fails to conform to the requirements of the zoning district in which it is located by reason of such adoption, revision or amendment.
NONCONFORMING STRUCTURE
A structure whose size, dimensions or location was lawful prior to the adoption, revision or amendment of a zoning ordinance but which fails to conform to the requirements of the zoning district in which it is located by reason of such adoption, revision or amendment.
NONCONFORMING USE
A use or activity which was lawful prior to the adoption, revision or amendment of a zoning ordinance but which fails to conform to the requirements of the zoning district in which it is located by reason of such adoption, revision or amendment.
NURSING HOME
A structure designed and used for the housing and care of persons afflicted by illness or infirmity, before or following hospitalization, especially the care of elderly, infirm or handicapped persons, in which surgical facilities are not provided but where examination and treatment rooms, including X-ray facilities, may be provided.
OUTDOOR SALES
The sale, display or storage of merchandise, products, equipment or similar material or objects outside the confines of a building. The term "outdoor sales" includes, without limitation, grand opening sales, tent sales, sidewalk sales, truckload sales, special event sales, sales promotions, going-out-of-business sales, fire sales, damaged goods sales or any other sales held outdoors.

PARKING SPACE
A permanently surfaced area of not less than 200 square feet, either within a structure or in the open, for the parking of motor vehicles, exclusive of driveways, access drives, fire lanes and public rights-of-way, except that nothing shall prohibit private driveways for one-family dwellings from being considered off-street parking areas, provided that no portion of such private driveway within the right-of-way line of the street intersected by such driveway shall be considered an off-street parking space.
PERMITTED USE
Any use of land or buildings as permitted by this chapter.
PLANNED INDUSTRIAL DEVELOPMENT
An area of a minimum contiguous size as specified by ordinance, to be developed according to a plan as a single entity containing one or more structures with appurtenant common areas to accommodate industrial uses and any other uses incidental to the predominant use as may be permitted by ordinance.
PLANNED UNIT RESIDENTIAL
A development technique based on a gross dwelling unit density for the entire tract in the zoning district in which it is located and allowing the lot sizes for detached dwellings to be reduced or individual segments to have higher densities so long as the gross density is not exceeded.
PRINCIPAL USE
The main purpose for which a lot or building, or portion of a lot or building, is used.
PROFESSIONAL OFFICE
The office of a physician, surgeon, dentist, architect, clergyman, lawyer, engineer, real estate broker and insurance broker or other persons engaged in a similar profession. Where such offices are part of a residential structure, the restrictions as outlined under the definition of "home occupation" shall apply.
RECREATIONAL VEHICLE
A vehicular-type portable structure without permanent foundation that can be towed, hauled or driven and designed as a temporary living accommodation for recreational, camping and travel use and including but not limited to travel trailers, truck campers, camping trailers, self-propelled motor homes and motorized two-wheel vehicles that are registered by the State of New Jersey and require an operator's license to operate. A recreational vehicle is not intended for use as a permanent residence.

RESTAURANT
An eating establishment catering to indoor customers, excluding any stand-up indoor eating places, drive-in or drive-through and other such eating places. A restaurant may also include, as an accessory use, facilities for the sale of alcoholic or other beverages for on-the-premises consumption, but go-go bars, table dancing, the display of a specified anatomical area or any specified sexual activity, as defined in this ordinance, shall not be considered as accessory uses, and such uses are expressly prohibited.

RESTAURANT, DRIVE-IN OR DRIVE-THROUGH
A restaurant at which any food or refreshments are customarily served to or consumed by any patrons seated in automobiles or otherwise off the premises, whether or not in addition thereto seats or other accommodations are provided for patrons.
REST HOME
A structure within which elderly, infirm or ill persons may receive care, in addition to meals and lodging, for hire.
RETAIL BUSINESS ESTABLISHMENT
An establishment engaged in selling goods or merchandise to the general public for consumption and rendering services incidental to the sale of such goods.

RIGHT-OF-WAY
The land and space required on the surface, subsurface and overhead for the construction and installation of materials, necessary to provide a passageway for vehicular traffic, pedestrians, utility lines, poles, conduits and air established by local authorities.
SERVICE STATION
Lands and buildings providing for the sale of fuel, lubricants for vehicles and automotive accessories and for providing maintenance and minor repairs for motor vehicles, but not including body repairs or painting or the storage of inoperable or wrecked vehicles.
SETBACK LINE
A line drawn parallel with a street line or lot line and drawn through the point of a building nearest to the street line or lot line. The term "required setback" means a line that is established as a minimum horizontal distance from the street line or the lot line and beyond which a building or part of a building is not permitted to extend toward the street line or lot line.
SEXUALLY ORIENTED BUSINESS
A restaurant or other commercial establishment which regularly feature waiters, waitresses, dancers or other live performances characterized by the exposure of a specified anatomical area or by a specified sexual activity or which regularly shows films, motion pictures, videocassettes, slides or other photographic representations which depict or describe a specified sexual activity or specified anatomical area.

SHOPPING CENTER
One or more buildings or parts thereof to be occupied and used by more than one enterprise for the conduct of business as an integrated and comprehensively planned area.
SIGN
Includes any announcement, declaration, demonstration, display, illustration or insignia used to advertise or promote the interest of any person or product. Any such lighted device within a building designed to be seen outside a building is a "sign."
SITE PLAN
A development plan of one or more lots on which is shown the existing and proposed conditions of the lot, including but not necessarily limited to topography, vegetation, drainage, floodplains, marshes and waterways; the location of all existing and proposed buildings, drives, parking spaces, walkways, means of ingress and egress, drainage facilities, utility services, landscaping, structures and signs, lighting and screening devices; and any other information that may be reasonably required in order to make an informed determination pursuant to an ordinance requiring review and approval of site plans by the Planning Board adopted pursuant to the ordinances of the Township of Hampton.
SLAUGHTER HOUSE
A building or business use where animals are killed and/or butchered for commercial/resale purposes.

SPECIFIED ANATOMICAL AREA

A. 
Less than completely and opaquely covered human genitals, pubic region, buttocks or female breasts below a point immediately above the top of the areola; or
B. 
Human male genitals in a discernibly turgid state, even if covered.
SPECIFIED SEXUAL ACTIVITY

A. 
The fondling or other erotic touching of covered or uncovered human genitals, pubic region, buttocks or female breasts; or
B. 
Any actual or simulated act of human masturbation, sexual intercourse or deviate sexual intercourse.
STREET
Any street, avenue, boulevard, road, parkway, viaduct, drive or other way which is an existing state, county or municipal roadway or which is shown upon a plat heretofore approved pursuant to law or which is approved by official action as provided by this chapter or which is shown on a plat duly filed and recorded in the office of the county recording officer prior to the appointment of a Planning Board and the grant to such Board of the power to review plats, and includes the land between the street lines, whether improved or unimproved, and may comprise pavement, shoulders, gutters, curbs, sidewalks, parking areas and other areas within the street lines.
STREET LINE
The edge of the existing or future street right-of-way, whichever is greater, as shown on an adopted master plan or official map, forming the dividing line between the street and a lot.
STRUCTURE
A combination of materials to form a construction for occupancy, use or ornamentation, whether installed on, above or below the surface of a parcel of land.
SWIMMING POOLS, PORTABLE
Portable pools shall not be subject to the requirements of § 108-33 and are those pools which are not otherwise permanently installed; do not require water filtration, circulation and purification; do not exceed 18 inches in depth; do not exceed a water surface area of 40 square feet; and do not require braces or supports.
SWIMMING POOLS, PRIVATE RESIDENTIAL
Include artificially constructed pools, whether located above or below the ground, having a depth of more than 18 inches and/or a water surface of more than 40 square feet, designed and maintained for swimming and bathing purposes by an individual for use by members of his household and guests, and which is located on a lot as an accessory use and shall include all accessory buildings, structures and equipment.
SWIMMING POOLS, PUBLIC OR PRIVATE CLUB
Include either outdoor or indoor pools which are artificially constructed to provide recreational facilities for swimming, bathing or wading.
TEMPORARY SIGN
A sign displayed for the purpose of short-term advertisement.

TOWNHOUSE
One dwelling unit in a line of four or more dwelling units, where each dwelling is compatibly designed in relation to all of the units but is distinct in such features as width, setback, roof design, color, exterior materials and other features, singularly or in combination. Each dwelling unit may be a maximum of 2 1/2 stories in height, but nothing in this definition shall be construed to allow one dwelling unit over another.
TRAVEL TRAILER
A vehicular portable structure built on a chassis, designed as a temporary dwelling for travel, recreation, vacation and other short-term uses and having an outside body width not exceeding eight feet and a length not exceeding 30 feet and which may contain cooking, sleeping and sanitary facilities.

USE
The specific purpose for which a parcel of land or a building or portion of either is used.
USED CAR SALES
The use of any building and land area for the display and sale of used automobiles, generally, but may include light trucks or vans, trailers or recreation vehicles and including any vehicle preparation or repair work conducted as an accessory use.

USED MOTORCYCLE SALES
The use of any building, land area or other premises for the display and sale of used motorcycles and including any vehicle preparation or repair work conducted as an accessory use.

USED TRUCK SALES
The sale of used trucks, generally, but may include trailers or recreation vehicles and including any vehicle preparation or repair work conducted as an accessory use.

VARIANCE
Permission to depart from the literal requirements of the Zoning Ordinance pursuant to N.J.S.A. 40:55D-40b and 40:55D-60, and any amendments or supplements thereto.
WAREHOUSE
A building primarily used for indoor storage of goods, materials or merchandise for later or subsequent distribution or delivery elsewhere for purposes of processing or sale.

WHOLESALE DISTRIBUTION CENTER
A building or part of a building where finished products are stored or kept in bulk for sale to retail establishments which shall not include a retail store but may include a sales outlet.

YARD, FRONT
An open space extending across the full width of the lot and lying between the street line and the closest point of the building. The depth of the front yard shall be measured horizontally and at right angles to either a straight street line or the point of tangent of curved street lines. The minimum required front yard shall be the same as the required setback.
YARD MEASUREMENT
Front yards shall be measured from the street line as defined in this chapter. On a lot which extends through a block in a manner resulting in frontage on two or more streets, including corner lots, the building setback from each street, whether considered the front, side or rear yard, shall not be less than the required depth of a front yard in the district in which said lot, or applicable portion of the lot, is located. No open space provided around any principal building for the purposes of complying with the front, side, rear or other yard provisions of this chapter shall be considered as providing the yard provisions for another principal building.
YARD, REAR
An open space extending across the full width of the lot and lying between the rear lot line and the closest point of the building. The depth of the rear yard shall be measured horizontally and at right angles to either a straight rear lot line or the point of tangent of curved rear lot lines. The minimum required rear yard shall be the same as the required setback.
YARD, SIDE
An open space extending from the front yard to the rear yard and lying between each side lot line and the closest point of the building. The width of the required side yard shall be measured horizontally and at right angles to either a straight side lot line or the point of tangent of curved side lot lines.
