The purpose of this article is to allow, by
special permit of the Planning Board, senior citizens' development,
when such development is properly related to the Town Development
Plan, in an amount commensurate with the needs of the Town of Yorktown.
Any such development must be located within 1,500 feet of the commercially
zoned land of the following hamlets: Yorktown Heights, Jefferson Valley,
Crompond, Shrub Oak or Lake Mohegan. The Planning Board may permit
senior citizens' development after public hearing and only in accordance
with the following additional requirements:
A. A plan of development shall be prepared and approved as required under Article
VIII.
B. The building shall be served by a common water supply
and common sanitary sewer system.
C. Staff parking, in addition to the residential requirements,
shall not be fewer than 10 spaces.
D. Appropriate containers or outside receptacles for
disposal must be provided for all units and shown on the proposed
site plan. Daily collection of refuse from all development units must
be provided by the project management and shall be removed no less
than twice weekly.
E. In addition to residential development, the project
may contain one or more of the following accessory use facilities:
medical and home health care, indoor and outdoor recreation facilities
(including associated kitchen facilities for indoor and outdoor recreation),
chapel, common dining facilities (including associated kitchen facilities),
library, exercise facilities and personal service establishments to
serve residents only, including but not limited to beauty parlor/hair
salon.
