The following regulations shall apply in all R-5 and R-7.5 Single-Family Residential Zones.
Permitted uses shall be the same as those specified for the R-20 Zone in § 245-112.
Permitted accessory uses shall be the same as those specified for the R-20 Zone in § 245-113.
Off-street parking, loading and vehicular access requirements shall be as per Article XXXV of this chapter defined for that particular use. Off-street parking space, together with appropriate access thereto, shall be provided on the same lot as the building it is intended to serve in accordance with the standards set forth in Article XXXV, § 245-310 et seq.

The following uses may be permitted by the Planning Board, subject to the conditions and procedures as specified for each use in Article XXXII, § 245-279 et seq.:
A.
Places of assembly, parish houses, convents and cemeteries.
B.
Beach cottage community conditional use. A beach cottage conditional use overlay is hereby established for the rebuilding of dwellings only on the following properties: Block 25, Lot 4; Block 26, Lot 4; and Block 36, Lots 13, 18 and 24, meeting the conditions of § 245-298.3.

The provisions of this article are subject to the mandatory fee contribution to the Brick Township Affordable Housing Trust Fund established in Article VI.
