The purpose of this district is to maintain and protect the integrity of residential areas designed to accommodate a mixture of single- and two-family structures and compatible public uses by requiring lot and building standards and prohibiting the intermixture of single- and two-family dwellings with incompatible uses.
A. Principal uses permitted (limited to not more than one of the following specified purposes):
(3) Municipally owned parks and/or recreational areas.
B. Special uses permitted after site plan review:
(2) Day-care center (for not more than eight children).
C. Accessory structures permitted:
(1) Covered storage for firewood.
(3) Gazebo or screened enclosure.
(5) Heat pump, ground, water and/or air-to-air.

D. Accessory structures permitted after site plan review:
(2) Active solar energy system.
E. Accessory uses permitted:
(1) Separate living quarters within main residence for servants or family members not to exceed more than two adults.
F. Accessory uses permitted to the occupant after site plan review (limited to not more than one of the following uses):
(2) Roomers (limit of three people).
G. Within any Residential B District as indicated on the Village of Massena Zoning Map, no building, structure or premises shall be used or arranged or designed to be used, in whole or in part, for any industry, trade, manufacturing or commercial purpose except as listed above.
