For the purpose of this chapter, the Village of Atlantic Beach is hereby divided into districts, which shall be designated as follows:

Residence District
MR
Marine Recreation District
The boundaries of said districts shall be as shown upon the Official Map, as amended and made a part of this chapter, which is hereby designated as the "Building Zone Map of the Village of Atlantic Beach, Nassau County, New York," and filed in the office of the Village Clerk. Said map and all notations, references and other things shown thereon shall be as much a part of this chapter as if the matters and things shown by said map were all fully described herein.

A. 
Residence A District: all properties within the Village limits, except for MR and CR Districts as described.
B. 
Marine Recreational District: all properties south of Ocean Boulevard to the west boundary of the Village and the Town of Hempstead (Silverpoint Beach Club) and the east side of Yates Avenue, south of Park Street, east of Yates Avenue to the Village boundary and the Town of Hempstead (ABC Club).
C. 
Cluster District: west side of Albany Boulevard, north of the Atlantic Beach Bridge access road and east of the Atlantic Beach Bridge.
