[Adopted 5-22-1967]
The Planning Board of the Village of Mamaroneck shall, in accordance with the provisions of § 179-p of the Village Law,[1] be empowered to make reasonable changes in the Zoning Ordinance[2] now or hereafter in effect in connection with the approval by it of subdivision plats of residential property, but such power shall not:
A. 
Authorize the construction, modification or alteration of any structure which would exceed the height limit applicable in any zoning district.
B. 
Authorize the construction, modification or alteration of any structure so as to permit multifamily use in any one-family zoning district.
C. 
Permit any use of land under water beyond the mean high waterline as a basis for increased density of development of the land above the mean high waterline.

Any conditions imposed by the Planning Board with relation to the ownership, use or maintenance of lands set aside for park, recreation, open space or municipal purposes shown on a subdivision plat shall be approved by the Board of Trustees.
